Management company: guides and templates for owners, developers and residents

One set of criteria for three readers: the owners who choose or replace a manager, the developer who hands a new building over, and the residents who want to know whether the manager is doing its job. Pick your door, then your market. Everything is free, with nothing to sign up for.

The pages for Poland, Florida condominiums, Germany with Austria and France quote the local law: the Polish act on apartment ownership, Florida condominium law (Chapter 718), the German WEG with an Austrian section and the French loi du 10 juillet 1965. The pages for every other market are universal for owners and developers and quote no law. Polish housing co-operatives, Florida homeowners’ associations (Chapter 720) and other US states have their own rules, which these pages do not describe. The scorecard and the templates are general information, not legal advice.

Three doors, one checklist

The same criteria do three different jobs.

  • Board and owners

    Choose or replace your manager

You are on the board or you own a flat, and you are choosing a manager or thinking of replacing the current one. Score every candidate on the same questions, send each one the same request for proposal and see what the law of your market says about changing a manager.

Hand over to a manager the owners will keep

You are handing a new building to a manager. The owners’ main criterion is independence from the developer, so the tender puts it first. Choose a manager the owners will want to keep, and make the handover clean.

Is your manager doing its job?

You live in the building and want to know whether the manager is doing its job. Twelve statements you can check without anyone’s permission, what you can expect and verify, and what to do if it does not hold.

Pick your market

Each market has one page for every door, and the legal references on it are those of that market only.

Guides in other languages

The same three doors in the language of each market: choose or replace a manager, hand a building over, check the monthly report. Where the law of a market sets rules, the page quotes it; a page without a legal section says so.

Choosing, replacing or handing over a manager: questions

Which door is for me?

Take the first door if you are on the board or own a flat and are choosing or replacing a manager. Take the second if you are a developer handing a new building over. Take the third if you live in the building and want to check whether the manager is doing its job.

Do the scorecard and the templates work in any country?

The scorecard and the request for proposal work anywhere. The tender and the handover checklist can be used for other markets, but the legal references on each page are those of its own market: Poland, Florida condominiums or Germany with an Austrian section.

Are the templates free?

Yes. Every template is a free Word and PDF file with no sign-up. You can fill it in on screen or print it.

Is this legal advice?

No. It is general information. Laws change, and your contract and governing documents matter, so have a lawyer or notary check anything you act on.

Do the pages cover homeowners’ associations in other US states?

No. The US pages cite Florida condominium law (Chapter 718). Florida homeowners’ associations (Chapter 720) and other states have their own rules, which the pages do not describe.
