Unitify is an AI-powered platform for HOAs, condominiums and co-ops, founded in 2024 by Ilia Sotonin, its founder and CEO.
It is one platform that runs requests, billing, resident communication, access control and building hardware, with AI tools on top.
Ilia ran buildings before he wrote software for them.

Ilia Sotonin is the founder and CEO of Unitify. He previously ran a residential management company serving 20,000 residents, then built the software platform that reached 5M+ apartments and 10,000 management companies before exiting.
Where Unitify comes from
One building
In 2012 Ilia started by managing the building he lived in. The rule was simple: the people who live here are the client.
A company for 20,000 residents
That grew into a management company. At its peak it served about 20,000 residents. Every building had its own bank account, and residents could watch income and expenses live from 2014.
A platform
The software he built to run those buildings became a platform. It reached 10,000 management companies and more than 5 million apartments. The management company was the test bed. The platform was what scaled.
The exit
The platform was acquired. Ilia completed his exit in December 2025.
Unitify
Unitify is the same operator-built idea, rebuilt from the ground up for AI.
We are not techies who discovered housing. We are a management company that discovered IT.

Requests and technicians
A CRM for resident requests, with a technician app for field jobs, routes, photos and checklists.
Billing and payments
Automatic charges, invoices, split bills and debt reminders. Residents pay in the app.
Resident app
Bills, meter readings, requests and door access in one place.
Smart building
Intercoms, access control, cameras and meters wired into the same platform, from any vendor.
AI
A concierge that answers residents in the in-app chat, and reports built from raw data. The concierge stays off until the organisation switches it on.
