Mixed-use developments and master communities: homes, shops, offices and parking in one system
A mixed-use complex puts homes, shops, offices, parking and storage under one roof or one master plan. Each kind of premises has a different owner, a different rate, sometimes a different tax and a different way of asking for help. Most resident software was built for only one of them.
Unitify keeps them together: one plan, one set of accounts, one request flow, with rates and tax set per kind of premises. When a mixed-use project needs something the product does not do yet, we build it around the project.
Short answer
Yes. Unitify handles residential, commercial, parking and storage units in the same complex. They sit on one plan, have their own rates, show VAT on invoices where it applies and share one request flow, and the invoice can go to a commercial tenant as the account’s main payer. Lease administration and a two-level master-community fee are built for your project.
What this is called where you are
Mixed-use property goes by many names. They describe the same situation: more than one kind of premises, more than one kind of owner, and often a master body above the individual buildings.
- United States
- mixed-use development, mixed-use condominium, master association, commercial condominium unit
- United Arab Emirates and the Gulf
- master community, mixed-use tower, master developer, service charge
- CIS, Caucasus and Central Asia

What works today
Everything in this list is in the product now, not on a roadmap.
Homes, shops, offices, parking and storage on one plan
The plan of a building holds apartments, commercial units (shops and offices), parking places and storage rooms as separate types of unit. Residents, tenants, bills and requests attach to the unit.
A rate for each kind of premises
A tariff applies to the kinds of premises you choose, per square meter, per unit or per resident. Shops can pay a different rate from apartments, and parking a flat amount per place.
How billing worksVAT where it applies
VAT is set on the service or the tariff, with the rate and whether the price includes it, and each invoice line shows its VAT. Shops and offices can carry VAT while apartment charges do not. Which VAT rules apply is a question for your accountant; Unitify applies the rate you set.
The tenant as the payer
An account lists the people on a unit with their role, owner or tenant, and the invoice goes to the account’s main payer, who can be the tenant.
Utilities by sub-meter
Put a shop’s meter under the building meter. The shop is billed for what its own meter shows, and the rest of the building shares what is left.
One request flow for every occupant
A shop manager reports a leak the same way a resident does. The request has a status, an assignee and a history, whoever filed it.
How requests workA community plan across buildings
Several buildings, or villas and buildings together, can sit on one community plan with debt and request overlays. This is switched on when we set up your organization.
A unit is sold, the account stays
When a unit is sold, the account number stays, the seller’s balance is settled and the buyer starts from zero.
Built for your project
These are not ready-made modules. We set them up around your project and agree the scope on a demo. None of them is presented as running at a client.
A two-level master-community fee
A community-wide charge plus the building-level charge of each association, and the split between the master association and the buildings. We agree the rules and the statements with you and your accountant.
Lease administration for the commercial units
Lease terms, rent escalation, deposits and the annual service-charge reconciliation are not in the product yet. We build what your commercial units need.
Commercial rent: what works and what we buildPhased handover
Mixed-use projects are delivered in phases, often with a separate association for each building. We plan who runs what in each phase and how each association takes over.
Pages for developersAccess rules by group
Residents, shop staff and office tenants usually need different hours and different doors. Passes work for all of them today; time-based rules and the connection to doors and barriers are set up for your project.
A statement for the owner of the commercial part
Charges, payments and arrears by tenant for the owner of the retail podium or the office floors, in the layout that owner expects.
A demo site of your residential complex in 1 hour
Tell us about your complex: which kinds of premises it has, whether there is a master association, and who runs it today. We build a demo site for it in 1 hour and walk through the plan, the rates and the requests at a call.
Send us your company website and your country. We build a demo site of your complex on unitify.homes with your logo and colors, your buildings and the pages residents see, and send you the link within 1 hour on working days.
- Free, no card and no obligation
- Your logo, colors and complexes, taken from your website
- If your website blocks automated access, we assemble the demo by hand and tell you how long it takes

Does Unitify work for mixed-use developments?
Yes. Homes, shops, offices, parking and storage can sit in one complex, each with its own rate, one request flow and one set of accounts. Lease administration for the commercial units and a two-level master-community fee are built for your project.
Can residential and commercial units have different rates and different VAT?
Yes. A tariff applies to the kinds of premises you choose, and VAT is set on the service or the tariff, so shops and offices can carry VAT while apartments do not. Which rules apply to which unit is for your accountant.
Can we recharge utilities used by shops and offices?
Yes, with sub-meters. A shop’s meter sits under the building meter, the shop is billed for its own consumption, and the rest of the building shares the remainder.
Can a tenant be the one who pays?
Yes. The invoice goes to the account’s main payer, who can be the tenant, and the owner can stay listed on the account.
Does Unitify handle the master community and the buildings under it?
A master community groups buildings or villas under one community plan, and we switch it on when we set up your organization. How the master fee is split between the master association and the buildings is agreed for your project.
Do you handle leases for the commercial units?
Not as a ready-made function. Billing a commercial tenant works today. A lease record with term and indexation, deposits and annual service-charge reconciliation are built for your project.
Do you connect to Mollak in Dubai?
Not as a ready-made function. Where service charges must go through Mollak, the connection is built for your project and agreed on a demo.
