Software for single-family and villa communities
A community of detached houses is not a small apartment building. Every house stands on its own plot, the roads, gates, lighting and security belong to everyone, dues are paid per house, and the board is a few volunteers or a developer who is still building.
Unitify runs this kind of community for single-family HOAs, villa communities and cottage villages, and for the developer who manages it until the owners take over. Below is what works today and what we build around your project.
Short answer
Yes, Unitify works for communities of houses and villas. Today you get an interactive plan of the community with every plot, debt and open requests on that plan, dues per house, owner requests, owner voting and a resident app. Gate and barrier control, and the handover of the community from the developer to the owners, are built for your project and shown on a demo.
What this is called where you are
People search for this kind of property under different names. They all mean the same job: houses on plots, shared roads and gates, and one body that collects dues and decides things together.
- United States
- HOA, single-family community, planned community, common-interest community
- United Arab Emirates and the Gulf
- villa community, master community, owners’ association
- CIS, Caucasus and Central Asia
- cottage village (коттеджный посёлок), КП, ОСИ, ТСЖ, ТЧСЖ
What works today
Everything in this list is in the product now, not on a roadmap.
A plan of the community with every lot (plot)
Draw the community as an interactive plan, schematic or on top of the developer’s site plan, and mark each house or villa as a plot. Houses and villas are stored as units of their own type, so residents, bills and requests belong to the plot. We switch the community plan on when we set up your organization.
Debt and requests on the map
Switch the plan to see which houses owe dues or have open requests. The board sees the state of the whole community at a glance, without a spreadsheet.
Dues per house or per area
Charge a fixed amount per house, an amount per square meter, or a mix, and add late fees. Invoices, payments and the list of debtors are in one place. We load your houses as premises when we set up the community.
How billing worksOwner requests with a status
Owners report a broken lamp, a blocked road or a gate fault in the app. The request goes to the right person and the owner follows its status until it is done.
How requests workGuest and vehicle passes
Owners issue one-time passes for guests, couriers and vehicles from the app and track the status of each one.
How passes workShared facilities
Owners book shared facilities such as a clubhouse or a sports court from the app.
How booking worksOwner voting
Owners vote in the app during a voting period. Unitify runs the vote, not the video call, and whether an online vote binds the owners depends on your country and your charter.
How voting worksA register of common equipment
Keep gate drives, pumps, lighting controllers and generators in one register with serial numbers, service history and warranty dates.
How the equipment register worksA house is sold, the account stays
When a house changes hands, the account number stays, the seller’s balance is settled and the buyer starts from zero. The history of owners is kept on the account.
Built for your project
These are not ready-made modules. We set them up around your project and agree the scope on a demo. None of them is presented as running at a client.
Gate and barrier control
If your gate or barrier controller has an integration interface, an API or SIP for example, we connect it so that a valid pass opens the gate. If it has none, the guard checks passes by hand. We agree which on a demo.
Roads, lighting, landscaping and security rounds
Recurring jobs for the common assets, each with a schedule, an assignee and a record of what was done. We set up the job list and the schedule with you.
Handover from the developer to the owners
A community usually starts under the developer and moves to an owners’ association later. We plan the sequence with you: who runs dues and requests during construction, when the board gets access, and what the owners see on the first day.
Pages for developersA monthly package for the board
Dues collected, arrears by house, requests closed and spending on common assets, in the layout your board already uses. We build the layout with you.
Violations and architectural requests
Covenant violation notices and architectural review requests with a status, photos and a decision record. We set up the steps and the letters with you.
A demo site of your residential complex in 1 hour
Tell us about your community: how many houses, who runs it now, whether it has a gate. We build a demo site for it in 1 hour and show the rest at a call.
Send us your company website and your country. We build a demo site of your complex on unitify.homes with your logo and colors, your buildings and the pages residents see, and send you the link within 1 hour on working days.
- Free, no card and no obligation
- Your logo, colors and complexes, taken from your website
- If your website blocks automated access, we assemble the demo by hand and tell you how long it takes

Does Unitify work for single-family communities and villa communities?
Yes. Unitify handles communities of detached houses and villas: a plan with every plot, dues per house, owner requests, passes, voting and a resident app. It is not limited to apartment buildings. What is not ready-made, such as gate control, is built for your project and shown on a demo.
Can I see every house on a map of the community?
Yes. The community is drawn as an interactive plan, schematic or on top of your site plan, with a plot for each house. You can switch the plan to show houses with debt or with open requests. We switch the community plan on when we set up your organization.
Can owners open the gate from the app?
Not as a ready-made function. Owners issue guest and vehicle passes in the app today. Opening a gate from a pass is connected for your project when the gate controller has an integration interface, and we show it on a demo.
Can we charge dues per house or per plot size?
Yes: a fixed amount per house, an amount per square meter of the premises, or a mix, with late fees. If your dues follow the area of the land plot rather than the house, we agree how to load that figure for your project.
Our developer still runs the community. Can the owners take over later?
Yes, that is a normal path. The handover is planned with you as part of the project: who runs dues and requests now, when the owners’ board gets access, and what the owners see on the first day.
Does Unitify run the online owners’ meeting?
It runs the vote, not the video call. Owners vote in the app over a voting period, and for a live meeting you use the video tool you already have. Whether an online vote is binding depends on your country and your charter.
Do you connect to Mollak in Dubai?
Not as a ready-made function. Where service charges must go through Mollak, the connection is built for your project and agreed on a demo.
