Resident app and portal for owner-occupied buildings, HOAs and condos

The Unitify resident app and homeowner portal puts the building in a resident's pocket: pay bills, submit meter readings, send a request and track it, read building announcements, issue a guest pass, book a shared space and vote in building decisions.

If you rent out apartments to tenants, this is not for you: Unitify is built for owner-occupied buildings run by an association or its management company.

    Invoices land in the app the moment the management company closes the month; residents pay in one tap, or scan the QR code on the PDF, wherever a payment rail is integrated.

    Residents submit their own meter readings from the app during the building's reading window, instead of a technician knocking on the door.

    Residents issue a one-time pass for a guest or a vehicle straight from the phone; where a supported access integration is in place, the door opens from the phone too.

    Residents book the gym, sauna or meeting room in a couple of taps, and take part in the building's votes and surveys from the same app — no meeting room, no paper ballot — the tool records the vote; whether it makes the meeting legally valid depends on local law and the building's governing documents.

How it works

The management company sets up the building

Apartments, owners and opening balances import from Excel or the old system, later each resident who adds their apartment is verified with one tick, and the app is ready with passes, requests and billing already wired to the building.

Residents install the app

Residents add their building and apartment in the app themselves; the management company verifies them, and payments and smart-home features open up. The native app on iOS and Android is the resident's primary way to reach the building — bills, requests, readings and passes all in one place. Residents who won't install another app can use the Telegram bot for requests and payments.

Everything lands in the company's CRM

Requests become tracked tickets, meter readings arrive on schedule, and payments reconcile automatically — the management company sees it all in one CRM instead of a phone call and a paper ledger.

The resident app itself — home screen, requests, meter readings — is included on every plan. News posts are limited to one a month on Free and unlimited on Base and Pro; digital passes and booking for shared spaces are Base and Pro. Billing is an optional add-on, charged only if you switch it on — $0.5 per invoice on Free and Base, included free on Pro.

What it does not do

  • In-app payment works only where the building's management company has a payment rail integrated; elsewhere residents get a PDF invoice with a QR code to pay outside the app. See billing
  • Doors open from the phone only with a supported access integration; without one, a guest pass is a QR code checked at the door. See Smart Building access integrations
  • The app is for owners and residents in a building run by an association or management company — not a portal for owners letting their units out on their own.

How do residents get access?

A resident installs the app and adds their building and apartment themselves — no invite code. Basic features such as sending a request work straight away; once the management company marks the resident as verified, payments, smart-home features and the rest open up.

Is the app branded for our management company?

Yes for a developer handing over a new building: you can launch a branded management company at handover, white label included. If you're an existing management company, ask us — we'll confirm what we can brand for your rollout.

Which payment methods can residents use?

It depends on the market: Easybilly's own acquiring integrations are Bank of Georgia, Flitt, Halyk Bank (ePay), Payme and Yigim; on a biller-gateway rail the bill is delivered into that network and the resident pays there — see the billing page for the full list.

Is the app free for residents?

Yes — the management company subscribes per apartment per month; residents pay nothing for access to the app, and every plan includes unlimited users.
