Payment and bank integration for HOA, condo and building management

A resident pays by card or from a bank app, and the payment has to land against the right apartment. Which payment provider fits depends on the country, because payment rails differ from market to market.

This page says how payments reach Unitify, how bank statements are loaded, which payment providers have an adapter in the product, and what is set up per project.

Short answer

Resident card payments run through a payment provider that has an adapter in Unitify; the provider that fits depends on your country. Bank statements in the client-bank exchange format load from a file today; other formats and automatic feeds are set up per project. A provider without an adapter is also set up per project and confirmed first.

What this connection is for

  • Resident payments

A resident pays by card, typically through a hosted checkout of the payment provider, and the payment is matched to the apartment.

  • Reconciliation

Bank statements are loaded so payments received by transfer can be matched against what was charged.

  • Different rails per country

Cards, bank apps, instant transfers and direct debit differ by market. The provider is chosen for your country, not forced on you.

Payment providers with an adapter in the product

Each of these has an adapter in the Unitify code and its own page with the countries it serves. Which one we switch on depends on your country, and it starts with a test payment on your merchant account.

What data moves, and in which direction

Each line says whether it works today or is set up for your project.

  • Works today

    Payment requests: out of Unitify

The amount and the apartment go to the payment provider; the resident is sent to its hosted checkout.

  • Works today

    Payment results: into Unitify

The provider confirms the payment with a signed notification, and the status updates from created to processing to done or error.

  • Works today

    Bank statement: into Unitify

A statement file in the 1C client-bank exchange text format, used by banks across Central Asia and the Caucasus, imports as bank transactions. Other statement formats are mapped per project.

  • Works today

    Payments: out of Unitify

An Excel export of payments for your accountant.

  • Set up per project

    An automatic bank feed

Statements pulled from your bank's API on a schedule. Depends on the bank and is assessed per bank.

  • Set up per project

    A provider without an adapter

A payment provider with a documented API is added under a project: its API documentation and a test account come first.

How a connection is set up

  • Works today

    Payment provider

An adapter in the product handles the provider's API and signed notifications. We switch it on per organization with your own merchant account, after a test payment.

  • Works today

    Bank statement file

Upload the statement in the admin panel. Nothing to configure with your bank.

  • Works today

    Webhooks and API

An invoice can call your address when its payment status changes, and payments can be read over the API.

    Open API and webhooks
  • Set up per project

    Bank or provider API

A new provider or a live bank feed is built from its API documentation under a project.

What you provide

  • A merchant account

Your own account with the payment provider that serves your country, so money settles to you.

  • The API documentation and a test account

For a provider or a bank we have not connected yet.

  • A statement sample

A real bank statement file to check the import against.

The honest limits

  • Payment methods residents already use are not integrations. A local wallet or bank app that a resident uses on their own is not a Unitify connection unless it appears above with an adapter.
  • The provider depends on the country. Not every provider works in every country. We check the country, the currency and your merchant account before you commit.
  • No automatic bank feed out of the box. Statements load from a file today. A live feed is per bank and per project.

Payments and bank feeds: questions

Which payment providers have an adapter in Unitify?

The providers listed above each have an adapter in the product, and each has its own page. Which one fits depends on your country and currency. Others are added under a project from their API documentation.

Do residents have to install anything to pay?

A resident pays from the resident app or a link, typically on the provider's hosted checkout page. There is nothing extra to install.

Can you load our bank statements?

Yes. A statement file in the 1C client-bank exchange text format, used by banks across Central Asia and the Caucasus, imports as bank transactions. Other statement formats are mapped per project, and so is an automatic feed from your bank's API.

Where does the money go?

To the merchant account set up for your organization with the payment provider. Unitify matches the payment to the apartment.

Does this work in every country?

No. Payment rails differ by country, and not every provider operates everywhere. The country pages describe the rails for each market.

What do you need to add a new provider?

Its API documentation, a test account and your merchant account details. We confirm it can be done before you commit.
