Software for apartment Management Corporations in Sri Lanka
In Sri Lanka the owners of a registered condominium property form its Management Corporation, which levies a monthly contribution on every owner, and the Condominium Management Authority oversees how it runs. Unitify keeps each unit’s contributions and payments, sends reminders and gives owners and residents a resident app.

- Resident: The technician, Nuwan, just left — everything works.
- AI Concierge: Glad to hear it! I’ve marked the request as resolved. From your first message to the fix: 52 minutes.

Questions a Management Corporation council in Sri Lanka asks
What is a Management Corporation?
The Management Corporation was introduced through s. 20 of the Apartment Ownership (Amendment) Act No. 45 of 1982. When a condominium property is registered, its unit owners form a body corporate with perpetual succession and a common seal, known as the Management Corporation, named “The Management Corporation of Condominium Plan No.” followed by the plan number. This is how the Condominium Management Authority describes the law; check the Act’s text with a local adviser.
Who runs the Management Corporation day to day?
The Management Corporation elects a council that performs its duties and conducts its business, subject to directions given at a general meeting. As the Condominium Management Authority describes it, the council has not less than three and not more than fourteen owners, elected at each annual general meeting. Check the Act’s text with a local adviser.
How are monthly contributions shared?
Among the corporation’s duties, the Condominium Management Authority lists levying a monthly contribution on the owners of all the condominium parcels in proportion to the share parcels of their respective parcels, and recovering it from them. Check the Act’s text with a local adviser.
What must the Management Corporation maintain and insure?
As the Condominium Management Authority describes its duties, the corporation keeps the shared fixtures and fittings, lifts included, in good and serviceable repair, maintains and renews shared sewers, pipes and wires, and insures the buildings to their replacement value against fire and other risks. Check the Act’s text with a local adviser.
What does the Condominium Management Authority do?
The Authority was established by the Common Amenities Board (Amendment) Act No. 24 of 2003, replacing the Common Amenities Board. Its objects include ensuring that the management corporation of a condominium property is properly functioning. This is how the Authority describes its own mandate; check the Act’s text with a local adviser.
What does Unitify do with monthly contributions?
It keeps a balance per unit, records each payment against the right unit, sends automatic reminders and sends the charge to the resident app, instead of reconstructing the accounts at month end in a spreadsheet. Requests from residents are tracked in the same place.
Does Unitify integrate with LankaQR?
There is no LankaQR integration. Owners pay as they do today, by LankaQR, and Unitify records the payment against the right unit. Paying online by card inside the resident app needs a payment provider connected for your buildings; we agree it per project.
