Works with what you already use

Halyk (ePay) acquiring is integrated directly into billing and bills can be delivered into the PayNet network; Kaspi is how residents already pay, not an integration.

Integrated

Unitify processes the payment directly, delivers the bill into the network the resident pays through, or the device talks to Unitify directly.

Electronic owner voting — no ЭЦП needed to vote

Every claim below is a primary-source citation, not a summary.

Residents vote with no ЭЦП

Order № 163 requires only identification of the owner when voting through a digital object — it does not require the resident to hold a national digital signature.

Para. 22, Order № 163 as amended by Order № 358, Adilet ↗

Who signs the protocol

When the protocol is drawn up electronically, it is signed with a digital signature (ЭЦП) by the meeting chairman, the meeting secretary and the meeting initiator(s) — para. 24 of Order № 163 of 30.03.2020, as amended by Order № 358 of 16.07.2026, matching art. 42(15) of the Law on Housing Relations.

Para. 24, Order № 163 as amended by Order № 358 (16.07.2026); art. 42(15), Law on Housing Relations, Adilet ↗

Choosing the digital service is its own agenda item

Which digital object the building uses for voting is decided by the assembly itself, by a majority of those voting, once more than half of all owners take part.

Art. 42(5)(18) Law on Housing Relations, Adilet ↗

Open your current system to us, or send exports: buildings, apartments, owners and balances.

  2. 2

    We import and reconcile

We load everything into Unitify and check it against your records, so balances match before anyone relies on them.

  3. 3

A trial period alongside, or mirroring

Run Unitify next to your current system for a trial period, or keep working where you are while Unitify mirrors its data.

  4. 4

    You switch

Questions ОСИ and management companies ask

How does connecting a new residential complex to Unitify work, and how long does it usually take?

You can start on the free plan with no card and no call: add your first building and send the registry — apartments, owners and opening balances — as an Excel file or an export from your current system, and we do the migration and setup together with you. Residents then add their own apartment in the app, the management company verifies each one, and payments and smart-building features open up. The timeline depends on the shape of your registry and gets worked out per building. If you are moving over from another system, we move you within one week once you give us access.

What functions are available to residents, the ОСИ and the management side?

Residents see their charges and pay them in the app, submit meter readings, file a request and track its status, receive building news, and vote. The ОСИ and the management company run every request in the CRM — as a list, calendar or kanban board — with a status and an assignee for each, track charges and payments per apartment, and manage staff accounts with no user limit. Digital guest passes and common-area booking are available on the Base and Pro plans; residents who don't want to install the app can send requests through the Telegram bot instead.

What do we need to provide on our side to launch?

The building's registry — apartments, owners and opening balances — as an Excel file or an export from whatever system you use today; nothing needs to be re-entered by hand. From there, residents add their own apartment in the app and the management company verifies each one.

Are there integrations with systems/services used in Kazakhstan?

Halyk (ePay) is integrated directly into billing, and invoices are also delivered through the PayNet network; Kaspi is how residents already pay utility bills, and billing accounts for it, but it isn't a connected integration. On the hardware side, the resident app supports a Hikvision video intercom — that integration is connected building by building rather than on by default; other access-control, camera and metering systems are chosen per building project. Pro plans get API access for your own integrations.

How are charges, payments, resident requests and appeals tracked?

Charges are itemized by category — building maintenance, heating, water, electricity, elevator and others — priced per square meter, per apartment, per resident or as a flat amount; residents get their invoice in the app and pay in one tap or by scanning a QR code, and payments reconcile automatically. Every resident appeal — from the app, the Telegram bot, or a dispatcher taking a call — becomes a request in the CRM with a status, address and assignee, viewable as a list, calendar or kanban board, and classified by type: electrical, elevator, heating, water, intercom and more.

Can we post residential-complex documents, reports, news and other information for residents?

News and announcements, yes — the management company publishes them and they reach residents in the app, by email and on the building's own website, with a read receipt per resident. The building's website is unitify.homes: a branded site for the building at its own address, where the building's documents, news, payments and resident requests live; the management company sets it up itself. For reporting, Pro plans include AI reports: upload source data — Excel, 1C, even a WhatsApp export — and get a finished report back.

Can we keep a transparent record of spending and show residents where the money goes?

Charges are built by category, so each contribution — current, accumulative (at least 0.005 MRP per m² per month) and targeted, if the assembly voted to levy it — shows as its own line on the resident’s invoice; there is no live spending dashboard inside Easybilly today. For a report on where the money went, the free tool at unitify.com/tools/reports takes the building’s data — a spreadsheet, an accounting export, a chat log — and emails back a report with an income, expense and debt breakdown you can show residents. It is free and needs no signup; it is a one-off report from a single file, while inside Unitify the same job runs on your real buildings, residents and meters.

Are there roles and different access levels for residents, the ОСИ chairman, staff and contractors?

These are distinct account types: a resident in the app, a management-company or ОСИ staff member in the CRM, with no user limit on any plan. Inside the CRM, access is configured per section of the system: there are six built-in staff roles — administrator, manager, dispatcher, foreman, technician, contractor — custom roles can be created beyond those (a chairman usually gets one with just the sections the chairman needs — for example, view-only access to requests, receipts and online payments), and resident roles are configured on a separate tab. A 'contractor' role in the CRM isn't the same thing as the contractor marketplace: the marketplace runs in pilot mode and opens in Kazakhstan once a local payout partner is connected.

How is personal data protected, and where is it stored?

Kazakhstani customer data is stored on servers inside Kazakhstan — Unitify runs its own local infrastructure in the country, on Servercore. How the product itself handles data is covered by Unitify’s privacy policy.

Is there a mobile app for iOS/Android and a web version?

Yes — the resident app is native on both iOS and Android, and the management company and the ОСИ work through a web CRM. There is no full-featured web version of the resident app itself, but the building’s documents, news, requests and payments are also available to residents in a browser, on the building’s own site, unitify.homes. A resident who doesn’t want to install the app can use the Telegram bot for requests.

What does it cost to connect and run Unitify for a residential complex or an ОСИ?

Kazakhstan’s plans as of today: Free is 0 ₸, Base is 250 ₸, Pro is 750 ₸ per apartment per month, with no limit on users or buildings on any plan. Billing is separate, 250 ₸ per invoice (free on Pro), and video/intercom is 500 ₸ per apartment. The cost for your building comes from its apartment count and the modules you switch on — we’ll work it out together on a call, and the live prices are always at unitify.com/pricing.

Can we see a demo from the resident’s side and from the ОСИ’s side?

Yes. The demo shows both sides: the resident app — invoice, payment, request, building news — and the workspace of an ОСИ or management company in the CRM — requests, charges per apartment, staff and their access. Book it with the “Book a demo” button on unitify.com/kazakhstan.

What is the difference between ОСИ and КСК, and what does a chairman need to know?

ОСИ is a form of building management, alongside НСУ. КСК is now a management subject — an organization the ОСИ engages under contract, on the same footing as a management company. The ОСИ chairman holds the mandate; the КСК or management company is the contractor that runs the building day to day. The chairman sits on the house council (совет дома), the elected body of the ОСИ, and presents it a monthly management report.

Which contributions are owners obliged to pay?

Three: a current contribution for the building’s upkeep, an accumulative contribution of at least 0.005 MRP per m² per month for capital repair, and a targeted contribution — optional to levy, compulsory to pay once the assembly votes to levy it.

Can owner voting run online, and does a resident need a digital signature?

Yes, the law expressly allows voting through a digital object, running 7 days to 2 months. Residents need no national digital signature, only identification. The resulting protocol is signed with a digital signature (ЭЦП) by the meeting chairman, secretary and initiator(s) — para. 24 of Order № 163 as amended by Order № 358 of 16.07.2026, matching art. 42(15) of the law.

Where is the building’s money held, and can the ОСИ spend it freely?

In two bank accounts, a current account and a savings account. Both are opened within 15 calendar days — a duty that falls on the ОСИ chairman (art. 51-1) as well as on a management company or КСК, if the building has hired one; when a management company or КСК opens them, the law requires opening them on the condominium object itself, not pooled at the operator. Buildings under 36 units on НСУ can operate without either account at all. Capital-repair money can be spent only on an assembly resolution, and it cannot be pledged against anyone else’s debts.

How do residents get ОСИ receipts, and how do they pay them?

The app shows each apartment’s charges and payment history and lets residents pay right there through Halyk acquiring (ePay). Kaspi is a channel residents already pay through on their own — billing accounts for it, but it is not a connected integration.

Is there billing for an ОСИ in Kazakhstan, and what does it do?

Yes. Easybilly is Unitify's billing module: charges are built by category — building upkeep, heating, water, electricity, lift and others — per square meter, per apartment, per resident or as a fixed sum, so the current, accumulative and targeted contributions can each appear as their own line on the invoice. The resident sees the invoice in the app and pays there: Halyk (ePay) is integrated directly, while Kaspi is a channel residents already use on their own; billing takes it into account, but it is not a connected integration. Payments are reconciled automatically, and charges and payments are visible per apartment. Easybilly does not replace accounting.

Who prepares the meeting and the protocol, and what does Unitify do about it?

A meeting can be initiated by the ОСИ chairman, the management subject, the house council (совет дома), the audit committee, at least ten percent of owners, or the housing inspectorate (art. 42 para. 3 of the Law on Housing Relations); for a written poll, an initiative group of owners is designated (art. 43 para. 1). The protocol is signed by the meeting chairman, the meeting secretary and the meeting initiator (art. 42 para. 15). Where at least ten percent of owners initiated the meeting, at least three of those initiators sign. Unitify does not replace these roles: residents vote in the app, and the ОСИ or management company sees turnout and voting status in the CRM; the protocol is drawn up and signed by the people the law names.
