- Resident: The technician, Patrick, just left — everything works.
- AI Concierge: Glad to hear it! I’ve marked the request as resolved. From your first message to the fix: 52 minutes.

Questions an association of co-owners in Rwanda asks
What is an association of co-owners under Rwandan law?
Law No. 15/2010 of 7 May 2010 defines the association of owners in a condominium as a non-commercial organisation of at least two owners, formed for the proper administration, maintenance and operation of the real estate (art. 2). Once registered in accordance with the related laws, the association of co-owners is a legal entity (art. 8).
Who is a member of the association?
Owners of units in a condominium are members of the association, and membership starts on registration in the established manner (art. 13).
What are the association’s main obligations?
Among others, to oversee the whole management of the condominium and protect the owners’ common interest, to maintain and improve the property, to ensure mutual respect of co-owners’ rights and to provide the annual statement of income and expenditures (art. 11).
How are the obligatory fees set?
The association determines the obligatory fees due by each co-owner in accordance with each member’s co-share of participation, and can set fees for dealing with calamities or other unexpected events (art. 12). A co-owner’s share in the common elements is proportional to the total surface area of the units the owner holds, unless the general meeting decides otherwise (art. 20).
What can the association do when a co-owner does not pay?
The law gives it the power to demand full compensation of losses caused by non-payment of obligatory fees for maintenance and repair of the common elements, and to bring lawsuits for obligatory payments when co-owners fail to pay their contribution (art. 12).
When did Law No. 15/2010 take effect, and has it changed since?
Article 33 says the law comes into force on the date of its publication in the Official Gazette, and it was published in the Official Gazette n° special of 14 May 2010. Before relying on a specific article, confirm with a Rwandan adviser whether any later law or regulation has amended it.
What does Unitify do with the obligatory fees?
It keeps a balance per unit, records each payment against the right unit, sends automatic reminders and sends the charge to the resident app, instead of reconstructing the accounts at year end in a spreadsheet.
Does Unitify integrate with MTN Mobile Money?
No. MTN Mobile Money is not integrated with Unitify. Owners pay as they do today and Unitify records the payment against the right unit.
