Unitify

Software for propiedad horizontal administradores in Guatemala

Guatemala’s Civil Code has the asamblea de propietarios hear the administrador’s report and account every year, approve the next year’s expense budget and decide how the money to cover it will be raised. Unitify keeps each unit’s cuota de mantenimiento, payments and balance through the year, so that account rests on records.

No more routine

Every one of these becomes a ticket, gets solved and stays on record. One platform to run the whole building.

Escritura constitutiva, reglamento de copropiedad y administración, asamblea de propietarios, administrador, cuota de mantenimiento: the platform is organised around the words owners find in their own documents.

One platform, three layers

  1. Operations

CRM, billing, resident and technician apps. Every request becomes a ticket, every invoice goes out on time.

  2. Building

Intercoms, access control, cameras, meters, EV chargers and building systems. The hardware layer most platforms leave out.

  3. Intelligence

AI answers calls, files tickets and writes reports. Nothing happens without your approval.

Built for the people who run buildings

Everything a building needs

Modules connect to the same platform and the same resident app. Start with requests and payments, add the rest when you need it.

  • Booking

Residents book the gym, sauna or meeting room and pay in the app.

  • Digital passes

Guest and courier passes, doors open from the phone.

  • Meter telemetry

Readings arrive automatically, nobody knocks on doors.

  • Digital intercom

Intercom calls go straight to the resident’s phone.

  • EV charging

Stations on the map, sessions booked and paid in the app.

  • Building management

Ventilation, heating, power and lifts under remote control.

  • AI Reports

Upload raw files, get a clean report. Excel, accounting systems, even WhatsApp exports.

Easybilly

Close the month in minutes

Easybilly applies each building’s own rules, generates the invoices and sends them to the resident app. Every line says where its number came from.

  • Import apartments, owners and opening balances from Excel or your old system.
  • Charge per square meter, per apartment, per resident or a flat amount.
  • Residents get a PDF with a QR code. Paying in the app needs a payment provider connected for your buildings; we agree it per project.

Propiedad horizontal in Guatemala: questions from owners and administradores

How is a building placed under the propiedad horizontal regime?

By an escritura pública registered in the Registro de la Propiedad. The escritura constitutiva must describe the land, the building and each unit, state the value of the property and of each piso, and describe the common elements (Civil Code, art. 531).

Where are the building’s rules and voting majorities set?

In the Reglamento de copropiedad y administración, which those creating the regime must approve and include in the escritura constitutiva. It governs relations between neighbours, administration and common services, sets the majorities for decisions that need the owners’ vote, and binds new buyers, tenants and occupants (art. 559).

Who appoints the administrador, and whom does the administrador represent?

The majority of owners designates the person who runs the building, and that person acts within the reglamento (art. 547). The administrador is the legal representative of the owners in every common matter concerning the building, in or out of court, whether the matter is brought in their name or against them (art. 548).

What must the asamblea de propietarios do each year?

Hear the administrador’s report and the account the administrador must render, approve the expense budget for the following year and decide how the funds to cover it will be raised. Decisions the asamblea lawfully takes bind every owner (art. 551).

Which costs does every owner have to share?

The common costs of administration, maintenance and repair, general services and insurance premiums on the whole building, together with the taxes on the building as a whole; each owner still pays the taxes on their own unit separately (art. 545).

I am buying an apartment. Do unpaid cuotas pass to me?

Yes. The duty to pay common expenses passes to the new owner, who is jointly liable with the seller for debts that arose before the sale (art. 546). Ask the administrador for the unit’s balance before you sign.

How does Unitify support the administrador between asambleas?

Every unit has its own account in Unitify: the cuota de mantenimiento charged, each payment recorded against that unit and what is still owed. Charges go to owners in the resident app, late payers get automatic reminders, and notices and maintenance requests stay on record, which gives the administrador one place to answer a buyer asking for a unit’s balance or an owner questioning a charge.

Does Unitify integrate with Guatemalan banks?

There is no integration with Guatemalan banks. Owners pay by bank transfer as they do today, and Unitify records each payment against the right unit. Paying online by card inside the resident app needs a payment provider connected for your buildings; we agree it per project.
