Software for condominium corporations and HOAs in the Philippines
Under the Condominium Act (RA 4726) the condominium corporation is the management body of its project, and under RA 9904 every homeowners association must register with the housing regulator. Unitify keeps condo dues and HOA dues per unit, records each payment against the right unit and gives unit owners and homeowners a resident app.

Close the month in minutes
Easybilly applies each building’s own rules, generates the invoices and sends them to the resident app. Every line says where its number came from.
- Import apartments, owners and opening balances from Excel or your old system.
- Charge per square meter, per apartment, per resident or a flat amount.
- Residents get a PDF with a QR code. Paying in the app needs a payment provider connected for your buildings; we agree it per project.

AI Concierge answers every call and chat, creates tickets and keeps residents posted. A human approves every decision.
- Resident: Hello! I just noticed there’s no hot water in my apartment. Could you look into what’s going on?
- AI Concierge: Hi there! Thanks for letting us know. We’ll send a technician to take a look within the next hour. Could you confirm someone will be home?
- Resident: The technician, Miguel, just left — everything works.
- AI Concierge: Glad to hear it! I’ve marked the request as resolved. From your first message to the fix: 52 minutes.

Questions a condominium corporation or HOA board in the Philippines asks
Who manages a condominium in the Philippines?
Where the common areas of a condominium project are held by a condominium corporation, that corporation is the management body of the project (RA 4726, section 10). Membership cannot be transferred separately from the unit, and a member who stops owning a unit in the project automatically stops being a member of the corporation.
Where are the rules for the condominium’s management body set?
In the declaration of restrictions, which the owner of the project registers before any unit is conveyed. It provides for the management body and sets the voting majorities, quorums, notices, meeting dates and other rules that govern it (RA 4726, section 9).
What happens when a unit owner does not pay condo dues?
An assessment made under a duly registered declaration of restrictions is an obligation of the unit’s owner at the time it is made. The assessment, plus any interest, costs and penalties the declaration provides for, becomes a lien on the unit once the management body registers a notice of assessment with the Register of Deeds of the city or province where the project is located (RA 4726, section 20).
Does a homeowners association have to register?
Yes. Under the Magna Carta for Homeowners and Homeowners’ Associations, every association of homeowners is required to register with the HLURB, and that registration gives it juridical personality if it has not acquired one under the General Corporation Law or another general law (RA 9904, section 4). The Act names the HLURB; HOA registration is today handled by DHSUD, the Department of Human Settlements and Urban Development.
What can a homeowner ask to see?
An association member has the right to inspect the association’s books and records during office hours and to be given, on request, annual reports including financial statements (RA 9904, section 7).
What are a member’s duties, and who is a delinquent member?
A member must pay membership fees, dues and special assessments, attend meetings and support the association’s projects (RA 9904, section 8). The bylaws set the guidelines for deciding who is a delinquent member and the administrative sanctions, and due process must be observed when sanctions are imposed (section 9).
What does Unitify do with association dues?
It keeps a balance per unit, records each payment against the right unit, sends automatic reminders and sends the charge to the resident app, instead of reconstructing the dues at month end in a spreadsheet. Concerns and requests from residents are tracked in the same place.
Does Unitify integrate with GCash, Maya or QR Ph?
There is no GCash, Maya or QR Ph integration. Unit owners and homeowners pay as they do today and Unitify records the payment against the right unit.
