Unitify

Software for gastos comunes and building administradores in Uruguay

Under Ley 10.751, a building in propiedad horizontal is run by an administrador and the asamblea de copropietarios, and the administrador collects from each owner their share of the expensas comunes. Unitify keeps a balance per unit, records each payment and sends reminders, alongside owner communication and a resident app.

Questions an administrador de edificio in Uruguay asks

Which law governs propiedad horizontal in Uruguay?

Ley 10.751, the Ley de Propiedad Horizontal, promulgated on 25 June 1946 and published on 19 September 1946. Where a building has no reglamento de copropiedad, or the reglamento is silent, relations between owners follow the law’s own rules on administration (art. 17).

Who administers the building?

Buildings under the regime are administered by an administrador and the asamblea de propietarios. The assembly can be called by the administrador or by any of the copropietarios (art. 18).

How long does the administrador serve and what are the duties?

The administrador serves for one year and can be re-elected; if no new election takes place, the mandate continues until a replacement is appointed. The duties include enforcing the law and the reglamento, looking after the common property and services, hiring and dismissing building staff, collecting from each owner their share of the expensas comunes and making the payments, representing the owners in court on administration matters and carrying out the assembly’s decisions (art. 19).

What quorum does the asamblea de copropietarios need?

A majority of the copropietarios representing at least three quarters of the building’s value as set by the national cadastre. If that quorum is not reached one hour after the first call, those present can meet and decide by simple majority, whatever share of the value they hold, unless the law or the reglamento says otherwise (art. 18).

How are the gastos comunes split?

Each owner contributes to the expenses needed to administer, maintain and repair the common property, and to the insurance premium, in proportion to the value of their unit, unless the parties have expressly agreed otherwise. Owners of the ground floor and basement do not contribute to the upkeep and repair of stairs and lifts (art. 5).

Is building insurance mandatory?

Yes. Insurance against fire and lift damage is mandatory for every building under the law. The premiums count as expensas comunes, and each owner pays in proportion to the value of their unit (art. 20).

What does Unitify do with gastos comunes?

It keeps a balance per unit, records each payment against the right unit, sends automatic reminders and sends the charge to the resident app, instead of reconstructing the accounts at month end.

Does Unitify integrate with banks or payment networks in Uruguay?

There is no integration with Uruguayan banks or payment networks. Owners pay by bank transfer as they do today and Unitify records the payment against the right unit. Paying online by card inside the resident app needs a payment provider connected for your buildings; we agree it per project.
