Unitify

Software for condominio administradores in Costa Rica

Under Ley 7933, every condominio is run by an administrador who collects each owner’s cuota for the gastos comunes and records income and expenses in a libro de caja. Unitify keeps a balance per unit and records every payment against the right unit, alongside owner communication and a resident app.

  3. Intelligence

AI answers calls, files tickets and writes reports. Nothing happens without your approval.

Easybilly

Close the month in minutes

Easybilly applies each building’s own rules, generates the invoices and sends them to the resident app. Every line says where its number came from.

  • Import apartments, owners and opening balances from Excel or your old system.
  • Charge per square meter, per apartment, per resident or a flat amount.
  • Residents get a PDF with a QR code. Paying in the app needs a payment provider connected for your buildings; we agree it per project.

Questions an administrador de condominio in Costa Rica asks

Which law governs condominios in Costa Rica?

Ley 7933, the Ley Reguladora de la Propiedad en Condominio of 28 October 1999, published in La Gaceta 229 on 25 November 1999. The answers below refer to it.

Does a condominio need an administrador?

Yes. The administration of a condominio is in the hands of an administrador, who can be a natural or legal person, appointed by the Asamblea de Condóminos as the reglamento de condominio y administración provides; the assembly also approves the fee. Unless the reglamento says otherwise, the administrador acts as general attorney for the condominio and its common property (art. 29). The administrador collects from each owner the cuota for the gastos comunes (art. 30).

What must the annual Asamblea de Condóminos cover?

The assembly meets at least once a year (art. 24). At the annual meeting it hears the administrador’s report and the accounts the administrador presents, approves the expense budget for the year and decides how the funds to cover it are raised (art. 26).

Which books must a condominio keep?

A minutes book for the Asamblea, a minutes book for the Junta Directiva where there is one, and a libro de caja in which the administrador records spending on gastos comunes and income from owners’ payments. Legalising these books is handled by the Sección de Propiedad en Condominio of the Registro Inmobiliario (art. 32 bis).

What happens if an owner does not pay the cuota de mantenimiento?

Unpaid cuotas for gastos comunes, with fines and interest, are a mortgage charge on the unit, ranked only behind property tax. A contador público autorizado certifies the sums owed, and that certificate is an enforceable mortgage title, a título ejecutivo hipotecario (art. 20).

What is needed when a unit is sold?

The seller must give the notary a certificate from the condominio’s administrador showing that the cuotas for gastos comunes are paid up. If the seller is in arrears, the buyer becomes jointly liable for the certified amount (art. 21).

What does Unitify do with cuotas de mantenimiento?

It keeps a balance per unit, records each payment against the right unit, sends automatic reminders and sends the charge to the resident app. When a certificate of payment is requested, the administrador can check the unit’s balance first instead of reconstructing the accounts.

Does Unitify integrate with SINPE Móvil?

There is no SINPE Móvil integration. Owners pay as they do today and Unitify records the payment against the right unit.
