Software for syndics and copropriétés in Senegal
Under Loi n° 88-04 of 16 June 1988 on the copropriété (co-ownership) of buildings, the co-owners form a syndicat with legal personality, and a syndic appointed by the general assembly carries out its decisions. Unitify gives the syndic one place to keep charges per lot, record each payment and send reminders, with a resident app for co-owners.

Close the month in minutes
Easybilly applies each building’s own rules, generates the invoices and sends them to the resident app. Every line says where its number came from.
- Import apartments, owners and opening balances from Excel or your old system.
- Charge per square meter, per apartment, per resident or a flat amount.
- Residents get a PDF with a QR code. Paying in the app needs a payment provider connected for your buildings; we agree it per project.
Meet your 24/7 dispatcher
AI Concierge answers every call and chat, creates tickets and keeps residents posted. A human approves every decision.
- Resident: Hello! I just noticed there’s no hot water in my apartment. Could you look into what’s going on?
- AI Concierge: Hi there! Thanks for letting us know. We’ll send a technician to take a look within the next hour. Could you confirm someone will be home?
- Resident: The technician, Moussa, just left — everything works.
- AI Concierge: Glad to hear it! I’ve marked the request as resolved. From your first message to the fix: 52 minutes.

Questions a syndic or syndicat des copropriétaires in Senegal asks
What is the syndicat des copropriétaires?
Under Loi n° 88-04, the co-owners together form a syndicat with legal personality, which may take the form of a syndicat coopératif. The syndicat draws up and amends the règlement de copropriété (the building’s rules), and it is liable for damage caused by a lack of upkeep of the common parts (art. 14).
Who appoints the syndic?
Carrying out the syndicat’s decisions falls to a syndic appointed by the assemblée générale des copropriétaires (general assembly). If a syndic was named in the règlement de copropriété before the first general assembly, that first assembly must ratify the appointment (art. 17).
How are the charges split between lots?
Co-owners must contribute to the charges of collective services and common equipment according to the use these have for each lot, and to the charges of maintaining and administering the common parts in proportion to the relative values of the private parts in their lots (art. 10).
What is the conseil syndical?
A conseil syndical (owners’ council) may be set up at any time to assist the syndic and check the management. Unless the règlement de copropriété says otherwise, the general assembly appoints it by a majority of the votes of all co-owners (art. 21).
How does the general assembly vote?
Each co-owner has a number of votes matching the value of the lot, and the syndic may neither chair the assembly nor hold a proxy for a co-owner (art. 22). Decisions are taken by a majority of the votes of the co-owners present or represented, unless the law provides otherwise (art. 24).
What protects the syndicat when a co-owner does not pay?
The syndicat’s claims against each co-owner are secured by a legal mortgage, the hypothèque légale, on the lot (art. 19). When a lot is sold and the syndic receives notice of the sale, the syndic may, within eight days, oppose the release of the sale funds to obtain payment of the sums still owed (art. 20).
What does Unitify do with the charges?
It keeps a balance per lot, records each payment against the right lot, sends automatic reminders and sends each call for funds to the resident app, instead of a month-end reconstruction in a spreadsheet. Residents send requests through the app and the syndic tracks them.
Does Unitify work with Wave or Orange Money?
There is no integration. Wave and Orange Money are not connected to Unitify. Owners pay as they do today and Unitify records the payment against the right lot.
