Remote and electronic voting by owners in Azerbaijan
Absentee voting exists: the decision can be taken without a session, with owners sending their written decisions to the place or address named in the notice. In an absentee meeting the vote is cast only through the owner's decision drawn up in writing.
What the law says
Çoxmənzilli binanın sahə mülkiyyətçilərinin qiyabi səsvermə formasında keçirilən ümumi yığıncağının gündəliyində olan məsələlər üzrə səsvermə yalnız mülkiyyətçinin səsverməyə qoyulmuş məsələlər üzrə yazılı formada tərtib edilmiş qərarları vasitəsilə keçirilir.Last verified:
What this means in practice
Each ballot must identify the voter, cite the document proving title to the premises, and record "for", "against" or "abstain" on each agenda item. A full-text search of the Code on 10 September 2026 found no provision for an electronic ballot: the six mentions of "electronic" concern the E-Government system in other procedures. Votes are weighted by each owner's share in the common property.
Where Unitify fits
Unitify records votes and keeps the result. It does not run video meetings of its own and does not by itself satisfy an identification or signature rule of your law. Whether a vote taken this way counts depends on the law above and on your own rules.
