Condominium law in Azerbaijan

The owner who initiates the general meeting must inform the owners at least ten days before the meeting date.

The general meeting is competent when owners holding more than 50 per cent of all votes, or their representatives, take part.

Absentee voting exists: the decision can be taken without a session, with owners sending their written decisions to the place or address named in the notice.

In an owners' association (MMMC), a special fund serving the purposes in the charter can be created by decision of the participants' general meeting, and the meeting sets how special funds are created.

An owner who evades paying, on time and in full, the costs of maintaining their own premises and the common property of the building is fined 100 to 150 per cent of the amount due under the Code of Administrative Offences.
