Remote and electronic voting by owners in Croatia

Short answer

In a limited way. If, because of the building's size or other justified reasons, a meeting cannot be convened with the majority needed for a decision, the co-owners' representative or another interested co-owner can obtain consent by collecting signatures on a written decision, or by e-mail if the co-owner asks for that, with proof of identity or a qualified electronic signature. A decision reached this way binds all co-owners.

What the law says

Original wording of the law (Croatian). The summary and the notes around it are ours.

What this means in practice

This is not an online meeting and not a state e-voting platform: the act describes no procedure for a remote meeting, and the electronic channel it provides is e-mail, at the owner's request and with proof of identity or a qualified electronic signature. The representative must post the decision on the noticeboard or, if the owner asks, send it by e-mail.

General information, not legal advice. Check with a lawyer in Croatia before relying on it, and read your building's own documents: they can change how a rule applies.

Where Unitify fits

Unitify records votes and keeps the result. It does not run video meetings of its own and does not by itself satisfy an identification or signature rule of your law. Whether a vote taken this way counts depends on the law above and on your own rules.
