The buyer or hire-purchaser of an apartment must pay a maintenance fund (kinh phi bao tri) of 2 per cent of the value of the apartment. The amount is calculated separately from the sale price and stated clearly in the contract.

What this means in practice
The developer pays the same 2 per cent on every unit it keeps unsold at handover, valued at the highest apartment sale price in the building. It is a one-off payment based on the acquisition value, not a monthly charge. The money is held in a dedicated bank account opened before the first sale contract is signed. The Housing Law has been in force since 1 August 2024.
Where Unitify fits
Unitify keeps a balance per unit and records each contribution against the right unit. The size of the fund and what it may be spent on come from the law above and from the owners' decisions.
