Reserve and repair fund rules in Croatia

Short answer

The common reserve fund (zajednička pričuva) is money for maintaining the common parts and installations of the building and for managing the building. Co-owners must pay it monthly into a separate reserve-fund account, in the amount set by the annual maintenance programme, and the act also sets a minimum.

What this means in practice

It is charged on the value area of each separate part, or by co-ownership share. The fund also pays the manager's fee and the representative's fee. The minimum is 0.54 per cent of the reference construction price published by the ministry, per square metre of value area per year; the euro figure depends on which published reference price applies and should be checked before it is used. If no annual programme has been adopted, owners must pay five times the last adopted amount.

General information, not legal advice. Check with a lawyer in Croatia before relying on it, and read your building's own documents: they can change how a rule applies.

Where Unitify fits

Unitify keeps a balance per unit and records each contribution against the right unit. The size of the fund and what it may be spent on come from the law above and from the owners' decisions.
