Reserve and repair fund rules in Mexico City
The assembly sets the owners' cuotas, and one of them funds the reserve fund. That fund pays for the tools, materials, equipment, machinery and labour the condominium needs, and for works and maintenance. Each owner's contribution is proportional to the percentage of indiviso that their unit represents.
What the law says
Last verified:
What this means in practice
The same article creates a separate fund for administration and maintenance that pays the current expenses, and provides for extraordinary cuotas when a fund is not enough. Another article says cuotas are not subject to set-off or personal excuses, and funds that are not in use may be invested in low-risk instruments if the assembly agrees. This page covers Mexico City only.
Where Unitify fits
Unitify keeps a balance per unit and records each contribution against the right unit. The size of the fund and what it may be spent on come from the law above and from the owners' decisions.
