Arrears: what happens when owners do not pay in Brazil
An owner who does not pay the contribution is liable for monetary correction, default interest (as agreed or, if none is agreed, as the Code provides) and a fine of up to 2 per cent of the debt. The right to take part in and vote at the assembly belongs to the owner who is up to date ("estando quite").
What the law says
O condômino que não pagar a sua contribuição ficará sujeito à correção monetária e aos juros moratórios convencionados ou, não sendo previstos, aos juros estabelecidos no art. 406 deste Código, bem como à multa de até 2% (dois por cento) sobre o débito.Last verified:

votar nas deliberações da assembléia e delas participar, estando quite. What this means in practice
The fine of up to 2 per cent is set for the contribution in art. 1.336. The quoted articles do not say whether it also applies to a reserve fund line or whether a tenant pays it, so those points should not be assumed. The convention and the internal rules may add their own sanctions for breaches of other duties.
Where Unitify fits
Unitify records the debt per unit, records payments and sends reminders. Interest, voting limits, liens and enforcement come from the law above and your own rules and are applied by people; Unitify records the debt and the payments.
