What this means in practice
In practice this means arrears can go to the enforcement court without a prior judgment once the approved instrument exists. The regulation's conditions for approval include that the manager and close relatives have no direct interest in the decision and that it falls within the manager's powers. An owner remains liable to the association for the unit and the common parts even when the unit is let, unless the owner agrees otherwise with the tenant.
