Reporting to owners: what the manager or board must report in Germany
After each calendar year the administrator (Verwalter) must draw up the annual statement (Jahresabrechnung), a statement on the economic plan that also shows income and expenditure; on it the owners decide on further payments or on adjusting the advances. The administrator must also draw up a property report (Vermögensbericht) after each calendar year and make it available to every owner.

The Vermögensbericht shows the state of the reserves named in § 28(1) sentence 1 and lists the essential community property. What the owners resolve on is the money, not the document: further payments or the adjustment of the advances already resolved.
