Reporting to owners: what the manager or board must report in Colombia

Short answer

The administrator must put to the assembly the inventory and general balance of the previous year's accounts with a detailed budget for the new year, and must prepare for the board the annual accounts, the report for the annual general assembly, the budget and the trial balances with their execution. The assembly approves or rejects the financial statements and the annual budget.

What this means in practice

The administrator keeps the building's accounting under his or her own responsibility (art. 51, no. 5). The ordinary assembly meets on the date in the reglamento or, if it is silent, within the first three months after the budget period ends (art. 39). The quoted articles prescribe no format for the accounts or the report.

General information, not legal advice. Check with a lawyer in Colombia before relying on it, and read your building's own documents: they can change how a rule applies.

Where Unitify fits

The free reports tool turns a spreadsheet, an export or pasted text into a report page with a share link, covering income, expenses, debt, requests and work done. It is free and needs no signup. It does not replace the report or form that the law above requires: what must be reported, to whom and by when comes from the law and from your own rules.
