What "free software for an ОСИ" can hide
One search stands for very different offers. Check five things with each one:
- Plan or trial? A permanent plan has no end date. A trial ends, and a subscription fee starts after it.
- Is there a cap on buildings or users? A chairman who wants to add an accountant and a technician, or a КСК with several buildings, runs into such a limit fast.
- Do residents get their own access? If only the chairman uses the software, every question from a resident still arrives by phone or message.
- What is in the free part? Ask about requests, news posts and meter readings, not about the feature list of the price table.
- Is it an accounting program? An accounting program for an ОСИ and a service for communicating with residents are different tools. It helps to know which one you are looking for.
What Unitify's Free plan includes
The Free plan costs 0 ₸ per apartment per month. On Free you have:
- No card and no expiry.
- Unlimited users and properties, as on every plan.
- The core features, including the resident app: requests and meter readings are on every plan.
- One news post for residents per month. That is the limit to plan around.
- No AI features.
Base (250 ₸ per apartment per month) adds unlimited news posts, the AI request classifier, digital passes and booking of shared spaces. Pro (750 ₸) includes everything in Base plus the AI concierge, AI reports, billing and invoicing included, API access and smart building integrations.
Billing, meaning the charges for each apartment, is an add-on: 250 ₸ per invoice, which you can switch on in any plan, Free included, and which is already included in Pro. Video and intercom are 500 ₸ per apartment, only if you switch them on. Contributions, invoices and payment
For an ОСИ the main monthly job is the charges for each apartment. In the billing module, contributions are issued as separate lines, and the resident sees the invoice in the app and pays it there. Halyk acquiring (ePay) is integrated directly into billing; Kaspi is a channel residents use on their own, billing accounts for it, but it is not a connected integration. What Free does not include, and what Unitify does not do
- Unitify is not an accounting program. The ОСИ's bookkeeping stays in your accounting program or with your accountant.
- A vote in the app records the votes. It does not make a meeting or a protocol valid by itself: that depends on the law and the charter of your association. Unitify has no video conferencing of its own.
- Payments: Halyk acquiring (ePay) is connected directly; Kaspi remains a channel residents use on their own.
- Free has one news post a month and no AI features; digital passes and booking of shared spaces start on Base.
How to start with one building
- Sign up on the Free plan. You need no card and no call.
- Add your first building.
- Send us the registry (apartments, owners, opening balances) as an Excel file or an export from your current system. We move the data over and set everything up with you.
- Residents add their own apartment in the app, and the ОСИ or the management side confirms each one.
If you are moving from another system, we complete the move within a week once you give us access. You do not have to move every building at once.
