A convened meeting is competent if owners or their representatives holding more than half of the total number of votes are present.

Decisions may be taken at a convened meeting, by poll (in the law's words, voting in absentia) or, for listed questions only, by notification.

A reserve fund may be formed by a decision of the owners' meeting from the mandatory payments paid into the bank account, and placed on deposit.

If owners are late twice with the sums due for the mandatory norms, the building management body may apply to court to recover them, after first warning the debtor in writing.
