One platform for copropriété management and smart building operations in Senegal
Unitify connects video intercoms, access control, cameras, meter readings and a resident app into one system, and keeps charges and balances organized per lot every month. Anything that exposes an API or SIP interface is connected under the project: intercoms, access controllers, barriers with plate recognition, lift access, cameras, meters and smart-home devices in apartments.
Built for how syndics and syndicats des copropriétaires work in Senegal
One platform for promoteurs (developers), syndics and the syndicat des copropriétaires, from the first general assembly to everyday building operations.
Payment methods residents already use
Owners pay as they do today and Unitify records the payment against the right lot; there is no integration with these services.
Wave
A mobile money app residents in Senegal already use to pay and send money. Owners can keep paying with it; the payment is recorded against the right lot.
Orange Money
Orange’s mobile money service for paying and sending money from a phone. Owners can keep using it; the payment is recorded against the right lot.
The hardware layer, wired into your platform
Intercom, access, video, meters and EV charging connect through mini apps, alongside your requests and billing.
Digital intercom
Calls go straight to the resident’s phone. Entry by app, BLE tag or face.

Access control
Contactless entry by phone or tag. Vehicle access by plate recognition.

Video surveillance
Live cameras, digital archives and plate recognition at the gate.

Meter telemetry
Readings come from residents in the app, from a file or over the API from your metering system. Smart meters that expose an interface are connected under the project.

EV charging
Stations on the map, sessions booked, billed and tracked in the app.

Building management
Ventilation, heating, lifts and other systems monitored from one dashboard, with instant alerts.
Devices, orchestrator, resident app
Devices
Intercoms, access control, cameras, meters, EV chargers and building systems, from any vendor.
Orchestrator
Unitify connects every device to one dashboard. New hardware plugs in as a mini app, nothing gets replaced.
Resident app
One app for doors, meters, intercom calls and charging. No fifth login to remember.
Questions syndics and promoteurs ask
As a promoteur, can we name the first syndic?
The règlement de copropriété can name a syndic before the first general assembly, but that first assembly must ratify the appointment; the syndic is then appointed by the general assembly (art. 17). Whoever the syndic is, Unitify keeps each lot’s balance and the resident app from the first call for funds.
What is a balance per lot here?
What each co-owner owes at any moment, the day-to-day view a syndic uses to follow charges that have not been paid.
What does Unitify do about unpaid charges?
Keeps a balance per lot, sends automatic reminders and gives the syndic a running view of who is behind, instead of a month-end reconstruction.
Does Unitify work with Wave or Orange Money?
There is no integration. Owners pay as they do today; the platform records each payment against the right lot and organizes the communication with residents.
Can you connect the intercom or access hardware we already have?
Usually yes. If the panel, controller, camera or meter exposes an integration interface (an API, SIP, ONVIF or a Modbus or M-Bus gateway), we connect it to the resident app under the project. Barriers with plate recognition, lift access and in-apartment smart home are handled the same way, as project work. Hardware with no interface cannot be connected, and we check the exact model before you commit.
