État des Lieux Template: Move-In and Move-Out

The état des lieux is the French name for the move-in and move-out condition report of a rented home. It is the biggest single search in our French keyword data, and mostly a rental document, so the French page frames it for letting agencies, rental managers and landlords who let a lot in a copropriété, and adds a visit sheet for the building's common parts.

The page, in French, gives three printable forms: an état des lieux d'entrée (meters, keys, room by room with a condition code and photo numbers), an état des lieux de sortie (the same list with a column for what was noted at move-in), and a common-parts visit sheet. It is a neutral working template: it states no legal content requirement, deadline or procedure, because we could not read the legal texts word for word at the source for this page (see the source pack in the repository, research/68). A lawyer should review the template before use.

For developers, Unitify does apartment handover with a checklist, photos on every reservation and two on-screen signatures; the act is generated in English today and French can be added for your project. See the English acceptance page, the France page and the pricing. Prices are net of VAT in France.

Read the form in French: État des lieux : modèle (entrée et sortie).

Frequently asked questions

What is an état des lieux?

It is the document that describes, room by room, the condition of a home at a given moment. In practice one is made when a tenant moves in and another when they leave, and the two are compared. The French page has printable forms for both.

Does the page say what an état des lieux must contain by law?

No. The required content, the form and how a disagreement is handled are set by rental rules and by the lease. We could not verify the text word for word at the source for this page, so we state nothing about it and send the reader to the legal text and a professional.

Is there a form for a copropriété's common parts?

Yes. The third form is a visit sheet for the common parts (hall, stairs, cellars, bins, meters), useful to a conseil syndical, a volunteer syndic or a new manager. It is a working record, not a legal document.

Can Unitify generate the act in French?

Not yet. Unitify's apartment handover for developers produces the act and the defect list in English today; French can be added for your project.
