Règlement de Copropriété: Contents, Changes

Almost every French copropriété has a règlement de copropriété and few owners have read it end to end. The French page explains what it usually contains (lots and common parts, charges and tantièmes, rules of use, how the assembly and the syndic work), how to read it, and how to prepare the change of a clause. It adds two printable sheets: a reading sheet with a rights-and-duties list and clause references, and a proposal sheet with the old text, the new text and the resolution to put on the agenda.

It states no legal requirement, majority or formality, because we could not read the legal texts word for word at the source for this page (source pack: research/68). Where a figure belongs, the sheet has a field marked "to confirm".

Unitify can share documents and notices with owners in an app that is in French, with read receipts, and record votes; the tool records votes, and whether a vote is valid depends on the law and the règlement. See the France page and pricing (net of VAT in France).

Frequently asked questions

What is a règlement de copropriété?

The document specific to a building that sets its rules of life: what each owner may do in their lot and in the common parts, and how costs are shared. Each one is different, and yours is the one that counts.

What does it usually contain?

The description of lots and common parts, the sharing of charges with the tantièmes, rules of use (noise, animals, works, parking) and how the assembly works. We do not say what the law requires it to contain.

How is a clause changed?

The page covers the preparation: identify the clause, write the old and new text, put it on the agenda, record the vote. It does not state the majority or the formalities that follow, which depend on the law and on the règlement; confirm them with a professional.

Which printable sheets does the page have?

A reading sheet (rights and duties with a reference to the clause) and a proposal sheet for changing a clause, both in French with blank fields.
