Syndic Bénévole in France: Role and Tools

The French page is for the owner who ends up running a small copropriété: three, six or twelve lots, and no professional manager. It describes the work in practice (requests, contractors, the general meeting, money, documents, information), lists six topics to verify before committing, and offers three printable sheets: a calendar for the year, a request and intervention register, and a tracker for calls for funds (appels de fonds) and payments by owner.

What it does not do: it states no legal duty, article, deadline or majority, because we could not read the legal texts word for word at the source for this page (source pack: research/68 in the repository). Those points are for the legal text, the règlement de copropriété and a professional.

On tools: for a very small copropriété the sheets and a spreadsheet may be enough. Unitify adds tracked requests, notices with read receipts, votes recorded in an app that is in French, and a Free plan at 0 € excluding VAT per apartment per month (Base 1 €, Pro 3 €). It does not replace copropriété accounting software. See the France page and pricing.

Frequently asked questions

What is a syndic bénévole?

In common usage, an owner who manages their own building without being a paid professional for it. It is distinguished from the professional syndic and from the cooperative syndic, where the conseil syndical runs the management.

Does the page list the syndic's legal duties?

No. We could not verify the legal text word for word at the source for this page, so we describe the day-to-day work and list the topics to check (assembly, accounts, contracts, insurance, documents) and leave the duties themselves to the legal text and a professional.

Is there free software for a volunteer syndic?

Unitify's Free plan is free with no card and no expiry, with unlimited users and buildings: requests, communication with owners and an app in French. It is not copropriété accounting software, and we claim nothing about how accounts must be kept in France.

What are the printable sheets?

A calendar for the year, a register of requests and interventions, and a tracker of calls for funds and payments per owner, all in French and with blank fields.
