Unitify

One platform for condominium administration and smart building operations in the Philippines

Unitify connects video intercoms, access control, cameras, meter readings and a resident app into one system, and keeps association dues and balances organized per unit every month. Anything that exposes an API or SIP interface is connected under the project: intercoms, access controllers, barriers with plate recognition, lift access, cameras, meters and smart-home devices in apartments.

Built for how condominium corporations and HOAs actually work in the Philippines

One platform for the condominium corporation, the homeowners association and the property management office that runs the building day to day.

Payment methods already in use

Unit owners pay as they do today and Unitify records the payment; there is no GCash, Maya or QR Ph integration.

GCash

A mobile wallet residents already use for bills and transfers. Unit owners can keep paying dues with it; the payment is recorded against the right unit.

Maya

A mobile wallet and banking app residents already use. Unit owners can keep using it; the payment is recorded against the right unit.

QR Ph

The national QR code standard for payments, scanned from banking and wallet apps. Unit owners can keep paying this way; the payment is recorded against the right unit.

The hardware layer, wired into your platform

Intercom, access, video, meters and EV charging connect through mini apps, alongside your requests and billing.

Digital intercom

Calls go straight to the resident’s phone. Entry by app, BLE tag or face.

Access control

Contactless entry by phone or tag. Vehicle access by plate recognition.

Video surveillance

Live cameras, digital archives and plate recognition at the gate.

Meter telemetry

Readings come from residents in the app, from a file or over the API from your metering system. Smart meters that expose an interface are connected under the project.

EV charging

Stations on the map, sessions booked, billed and tracked in the app.

Building management

Ventilation, heating, lifts and other systems monitored from one dashboard, with instant alerts.

Devices, orchestrator, resident app

1

Devices

Intercoms, access control, cameras, meters, EV chargers and building systems, from any vendor.

2

Orchestrator

Unitify connects every device to one dashboard. New hardware plugs in as a mini app, nothing gets replaced.

3

Resident app

One app for doors, meters, intercom calls and charging. No fifth login to remember.

Questions developers ask about the Philippines

Who runs the building once the condominium corporation holds the common areas?

The condominium corporation: where it holds the common areas of the project, it is the project’s management body (RA 4726, section 10). Its board and the property management office it appoints take over the day-to-day work.

What does Unitify keep for the condominium corporation?

A per-unit balance for association dues and other charges, every payment recorded against the right unit, automatic reminders and a resident app, so the board works from a running view instead of a month-end reconstruction.

Does Unitify work with GCash, Maya or QR Ph?

There is no integration. Unit owners pay as they do today; the platform records each payment against the right unit and organizes the communication.

Can you connect the intercom or access hardware we already have?

Usually yes. If the panel, controller, camera or meter exposes an integration interface (an API, SIP, ONVIF or a Modbus or M-Bus gateway), we connect it to the resident app under the project. Barriers with plate recognition, lift access and in-apartment smart home are handled the same way, as project work. Hardware with no interface cannot be connected, and we check the exact model before you commit.

How does a video intercom with phone unlocking work?

The call goes to the resident’s phone through the app instead of a panel inside the unit. The resident sees the visitor on camera and unlocks the door remotely.
