Best Software for a Condomínio: Checklist

Best Software for a Condomínio: Checklist

There is no single best software for a condomínio. There is the one that fits yours: a condomínio with a resident síndico, an administradora with dozens of buildings, or a professional síndico with several condomínios. Instead of a ranking, this page gives the checklist we would use to compare any product, then what Unitify does today and where it stops.

Start with who uses it

Three profiles need different things:

  • A resident síndico, elected by the assembleia, doing the job in spare hours. Needs little setup and a plan that does not expire.
  • A professional síndico running several condomínios. Needs collection, requests and accounting to scale instead of being redone for each one.
  • An administradora de condomínios with a portfolio. Needs a view by unit, by building and by team.

The checklist

  1. Collecting the taxa condominial. Is there a balance per unit? Do reminders go out on their own? Can you see arrears without rebuilding them at month end?
  2. Payment methods. Ask about Pix, boleto and card, and separate what is an integration from what is only a method residents use on their own.
  3. A resident app. Do residents see notices with read receipts, open requests, follow the status and vote? Or does only the síndico use the system?
  4. Requests with a status. Each request becomes a ticket with an owner and a history, not a phone call to remember.
  5. Accounting to the owners (prestação de contas). Does the system produce statements per unit and a view of the building's account for the assembleia?
  6. Voting and the assembleia. What does the tool record and what does it not do? Validity comes from the law and the convention, not the app.
  7. Entry and access. If the building has an intercom or access control, is the connection made through API, SIP or ONVIF? Does it need a project?
  8. A clear price and a truly free plan. A free plan does not expire. A trial ends.
  9. Getting data in. How do units and owners get in, from a spreadsheet or an export of the previous system?

What Unitify does today

Against that checklist:

  • Collection and arrears. Unitify keeps each unit's balance, sends automatic reminders and gives the administradora a continuous view of who is behind. For the professional síndico it keeps a record of each unit's charges and payments that each owner can check, prepares statements per unit and gives a view of the building's account for the assembleia. At Ande Tower in Batumi, on-time collection of monthly charges rose from 40% to 80% in six months.
  • The resident app. Pay charges where a payment method is integrated, submit meter readings, open a request and follow it, read notices with read receipts, release a visitor invitation, book a shared space and vote. See the resident app.
  • Requests. Each request becomes a ticket with a status, an address and an owner, and technicians have their own app. See requests and the technician app.
  • Voting. The síndico or the administradora creates a vote or a survey, residents vote on their phone and the results show as they arrive. See online voting.
  • Access and entry. Intercoms, access control, cameras and meters with an integration interface (API, SIP) are connected as a project. The AI concierge works alongside remote reception, not instead of it.

Pix, boleto and card: what we say and what we do not

Pix and boleto are the payment methods Brazilian owners already use for the taxa condominial. The only payment integration Unitify declares in Brazil is card, through Stripe. So we do not promise an integration with a bank or a boleto issuer. In-app payment works only where the administradora has a payment method integrated; elsewhere residents get a PDF invoice with a QR code to pay outside the app.

What Unitify does not do

  • It does not make a meeting or a resolution valid by itself. The tool records votes.
  • It does not offer qualified electronic signature of the vote or its own video conferencing.
  • It is not for owners who rent apartments to tenants.
  • Voting has to be set up by whoever administers, condomínio by condomínio.
  • The Free plan has no AI features and allows one notice a month for residents.

Start free with one condomínio

The Free plan costs $0 per unit per month, with no card and no expiry, and unlimited users and units. You add the first condomínio, send the list of units and owners as a spreadsheet or an export of your current system, and we help load everything. Residents add their own apartment in the app and the administration confirms each one. Plans are on the pricing page.

If you run several condomínios, also read the síndico profissional post and app para síndico: what to check. For the platform in your market, see Unitify Brazil, and for the terms, the condomínio glossary (in Portuguese).

Book a demo to see the platform on one of your condomínios.

Frequently asked questions

What is the best software for a condomínio?

It depends on who runs the condomínio and what weighs most today: collection and arrears, requests, meetings or access control. Instead of a ranking, compare products on the same criteria: the monthly fee (taxa condominial), payment methods, the resident app, requests with a status, accounting to the owners, voting and a clear price.

Does condominium software need to work with Pix and boleto?

Pix and boleto are the methods Brazilian owners already use for the taxa condominial, so ask how each product handles them. Unitify lists Pix and boleto as payment methods residents use; the payment integration it declares is card, through Stripe. We do not promise an integration with a bank or a boleto issuer.

Is there a truly free plan?

With Unitify, yes: the Free plan is a plan, not a trial. No card, no expiry, unlimited users and units, the core features and one notice a month for residents. It has no AI features.

Does the app's online voting count as a meeting?

The tool records votes, but it does not make a meeting or a resolution valid by itself: that depends on the law and the condomínio's own convention. Unitify does not offer qualified electronic signature of the vote and has no video conferencing of its own.

Can the intercom and access control we already have be connected?

Usually yes. If the panel, controller, camera or meter has an integration interface (API, SIP, ONVIF or a Modbus or M-Bus gateway), we connect it to the resident app as a project. Without an interface it is not possible; we check the model before the contract.

Is Unitify for owners who rent apartments to tenants?

No. Unitify is built for owner-occupied condomínios run by a síndico or an administradora de condomínios.
