App for a Síndico: What to Check

App for a Síndico: What to Check

Anyone searching for an "app para síndico" usually wants two things at once: a tool for the síndico to administer with, and a way for residents to stop calling. Both sides matter, and it is worth knowing which one each product actually solves.

At Unitify, whoever administers, the síndico or the administradora de condomínios, works in the management panel in the browser. The apps to download are the resident app and the technician app. This page shows what to check in any app for a síndico and how the parts fit together.

The síndico's routine, in five fronts

  • Collection. Collecting the taxa condominial from each unit and following who is behind.
  • Requests. The stalled elevator, the leak in the garage, the gate that will not open: log, route and report back.
  • Notices. Telling every resident about work, an interruption or an assembleia.
  • Meetings and votes. Calling, voting and keeping what was decided.
  • Accounting to owners. Showing where the money went.

An app solves this routine when residents are inside it too. If only the síndico has access, every question keeps arriving by phone.

What changes when residents have the app

The resident app puts the condomínio in each resident's pocket:

  • Charges. Charges reach the app as soon as the administration closes the month. The resident pays where a payment method is integrated; elsewhere they get a PDF invoice with a QR code to pay outside the app.
  • Meters. The resident submits meter readings in the building's reading window instead of waiting for a technician at the door.
  • Requests. Opens a request and follows it to closure.
  • Notices. Notices arrive in the app, by email and on the building site, with read receipts.
  • Visitors and shared spaces. Releases a one-time invitation and books the gym, the sauna or the hall.
  • Votes. Votes on the condomínio's decisions, with no meeting room and no paper ballot.

One request, start to finish

The resident opens the request in the app. It becomes a ticket in the panel with a status, an address and an owner, and whoever administers gets an alert as soon as a request changes status. The technician sees the day's jobs, the route between them, photos, parts and checklists in their own app, and updates the status. The resident follows the result without calling. At Ande Tower in Batumi, which uses Unitify, requests are handled 3 times faster since the building adopted the platform.

Collection and accounting to owners

Unitify keeps each unit's balance, sends automatic reminders and gives a continuous view of who is behind. For the síndico this means a record of each unit's charges and payments that each owner can check, statements per unit and a view of the building's account for the assembleia.

Pix and boleto are the payment methods Brazilian owners already use for the taxa condominial. The only payment integration Unitify declares in Brazil is card, through Stripe. We do not promise an integration with a bank or a boleto issuer.

Voting: what the app does and what it does not

The síndico or the administradora creates a vote or a survey, residents vote on their phone and the results show as they arrive. See online voting. The tool records votes. The validity of the meeting and of the resolution depends on the law and the condomínio's convention.

Seven questions for any app for a síndico

  1. Do residents have an app too, or does only the síndico use the system?
  2. Is there a balance per unit and an automatic collection reminder?
  3. How is the connection to payment methods made, and what is a real integration?
  4. Does each request become a ticket with a status and an owner?
  5. Do notices arrive with read receipts?
  6. What does voting record, and what does it leave to the law and the convention?
  7. Does the free plan expire?

What Unitify does not do

  • It has no app only for the síndico today: whoever administers uses the management panel in the browser.
  • It does not make a meeting valid by itself, offer qualified electronic signature of the vote or bring video conferencing of its own.
  • It is not for owners who rent apartments to tenants.
  • Voting has to be set up by whoever administers, condomínio by condomínio. Residents cannot create it on their own.
  • The Free plan has no AI features, and the limit is one notice a month.

Start free

The Free plan is a plan, not a trial: no card, no expiry. You add the first condomínio and see how it looks for residents. Plans are on the pricing page. If you administer more than one condomínio, read the síndico profissional post and best software for a condomínio. For the platform in your market, see Unitify Brazil.

Frequently asked questions

What does an app for a síndico need?

Collection of the taxa condominial with a balance per unit, requests with a status, notices that reach every resident, votes for the assembleia and a view of the building's account for the prestação de contas. If residents have no app, the síndico keeps answering everything by phone and message.

Does Unitify have an app only for the síndico?

Today whoever administers, the síndico or the administradora, works in the management panel in the browser. The apps to download are the resident app and the technician app. The síndico gets an alert as soon as a request changes status.

What can a resident do in the app?

Pay charges where a payment method is integrated, submit meter readings, open a request and follow it, read notices, release a visitor invitation, book a shared space and vote on the condomínio's decisions.

Does an app for a síndico replace the assembleia?

No. The app's voting records votes, but it does not make a meeting or a resolution valid by itself: that depends on the law and the condomínio's convention. Unitify does not offer qualified electronic signature of the vote or video conferencing of its own.

Is there a free plan for a resident síndico?

Yes. The Free plan is a plan, not a trial: no card, no expiry, unlimited users and units and one notice a month for residents. It has no AI features.
