Condominium Management Software in Armenia

Condominium Management Software in Armenia

Unitify is software for a condominium (համատիրություն) or a building manager in Armenia: the manager gets charges per apartment, requests and announcements in one cabinet, and residents get an app on iOS and Android. Start on the free plan: no card, no call, no cap on users or buildings. Below: what the software does, what it does not do and how it fits the Law on the Management of a Multi-Apartment Building (ՀՕ-334).

Software for managing a multi-apartment building: what you need

  1. Resident app. A resident sees their apartment's charges, sends a request, reads announcements and takes part in votes.
  2. Requests with a status. Every request has an address, an assignee and a status, so the manager sees what is closed and what is not.
  3. Charges by line. Per square metre, per apartment, per resident or as a fixed sum; each line shows up separately for the resident.
  4. Payment records. Payments are recorded per apartment, so each apartment's debt is visible.
  5. Meter readings. Residents submit them from the app.
  6. Announcements. A news post is written once and appears in the resident app.
  7. Votes and polls. The manager creates them, residents answer from the app, participation is visible.
  8. Roles. Staff work in the web cabinet; the number of users is not capped on any plan.

What it does not do

  • It is not accounting software: billing keeps charges and payments, and bookkeeping stays with you.
  • It does not open a bank account: the management body does.
  • It does not replace the manager's certification.
  • It does not replace a paper vote where the law requires a signature on paper.
  • It has no video conferencing of its own.
  • It has no separate integration with Armenian banks or payment systems.

The law and the software

Cashless payment: since 1 April 2020, mandatory charges are paid cashlessly, separately for each building, into a bank account opened in the management body's name (ՀՕ-334, art. 15.1). The software does not stand in for that account: it shows what was charged to each apartment and what was paid.

Monthly report: the manager prepares a report on named payments by owner by the 15th of the following month (art. 24). The per-apartment charge and payment data is already in the software, but the manager prepares and submits the report.

Voting: ՀՕ-334 has no electronic-voting provision; the absentee poll is a signature exercise on one paper original (art. 13). So a vote in the app helps inform owners and shows participation, but a binding decision is taken at a convened meeting or by the paper poll.

Certification: if a building is run by a condominium, a trust manager or an authorised manager, managing it needs certification; managers already in post must apply for training by 1 July 2027; those who fail the test or do not apply are reported to their community. More in the posts on certification and condominium charges, and the terms are in the Armenia condominium glossary (in Armenian).

Payment: what is integrated and what is not

Card payment in Unitify runs through Flitt, the provider connected today. Which payment channel applies to a particular Armenian building is agreed per project. Until then residents pay as they do now, through their bank's app or a terminal, into the management body's building account as art. 15.1 of ՀՕ-334 requires, and Unitify records the payments per apartment.

Price

Free plan: 0 ֏ per apartment per month, with unlimited users and properties. It covers the core features and one news post a month. Base is 500 ֏ per apartment per month and Pro is 1000 ֏. Billing is an add-on: 200 ֏ per invoice, free on Pro. Video and intercom are 400 ֏ per apartment, only if you switch them on. These are the prices for Armenia; the latest are on Unitify for Armenia.

How to start

Start free with one building: no card and no call. For a full launch, send the building registry (apartments, owners and opening balances) as an Excel file or an export from your current system, and we set the building up with you. Residents then add their own apartment in the app and the manager confirms them.

Frequently asked questions

What software does a condominium (համատիրություն) or a building manager need?

Software that works for both sides: it helps the manager with charges, requests and announcements, and it gives the resident an app where they see their apartment's charges, send a request and pay. That is what Unitify is for: the manager works in one cabinet, residents in the app.

Is there free software for managing a building?

Yes. Unitify's free plan is permanent, not a trial. No card is needed and the number of users and buildings is not capped. It covers the core features and one news post a month for residents; AI features are not part of the free plan. Current prices are always on the pricing page.

What does the law require for collecting charges?

Since 1 April 2020, mandatory charges are paid cashlessly, separately for each building, into a bank account opened in the management body's name (Law ՀՕ-334, art. 15.1). The software does not stand in for that account: it shows what was charged to each apartment and what was paid.

Can owners vote in the app instead of on paper?

You can create a poll or a vote in the app: residents answer from the app and the manager sees participation. But ՀՕ-334 has no electronic-voting provision: the absentee poll is a signature exercise on one paper original. So a binding decision is taken at a convened meeting or by the paper poll, and the app helps you inform owners and see who has answered.

How do residents pay in Unitify?

Card payment in Unitify runs through Flitt, the provider connected today. Which payment channel applies to a particular Armenian building is agreed per project. Until then residents pay as they do now, through their bank's app or a terminal, into the management body's building account as art. 15.1 of ՀՕ-334 requires, and Unitify records the payments per apartment.

Does Unitify replace bookkeeping or a manager's certification?

No. Billing keeps charges and payments, but it is not accounting; bookkeeping stays with you. The certification test is taken by the manager: Unitify neither issues nor replaces it.
