Free Condominium App for Mexico

By Ilia SotoninCondominio, Free plan
Free Condominium App for Mexico

Yes, Unitify has a Free plan for condominios: $0 per unit per month, no card and no expiry, with unlimited users and properties. It is a plan, not a trial. It has the core features and one news post a month for residents, and no AI features. Below: what "free" can mean in a condominium app or in software for administering condominios, what the Free plan has, what it does not and how to start with one condominio.

What "free condominium app" can mean

The same search hides very different offers. Check five points with each one:

  1. Plan or trial? A permanent plan has no end date. A trial ends and then the monthly fee starts.
  2. Is there a cap on condominios or users? An administrator with several condominios, or a committee that wants to add the accountant and the maintenance person, hits that cap quickly.
  3. Does the resident get their own access? If only the administration uses the system, every question keeps arriving by phone or message.
  4. What is in the free scope? Ask about requests, news posts and meter readings, not about the feature list of the price table.
  5. Is it accounting software? Accounting and communication with residents are two different tools. It helps to know which one you are looking for.

What Unitify's Free plan includes

The Free plan costs $0 per unit per month. On Free you get:

  • No card and no expiry.
  • Unlimited users and properties, as on every plan.
  • The core features, including the condominium app and resident portal: requests and meter readings are on every plan.
  • One news post for residents per month. That is the limit to plan around.
  • No AI features.

Base ($1 per unit per month) adds unlimited news posts, the AI request classifier, digital passes and booking of shared spaces. Pro ($3) includes everything in Base plus the AI concierge, AI reports, billing and invoicing included, API access and smart building integrations.

Billing, meaning the charge of the cuotas de mantenimiento to each unit, is an optional add-on: $0.5 per invoice, which you can switch on in any plan, Free included, and which comes included in Pro. Video and intercom are $1 per unit, only if you switch them on. AI features are billed per operation in AI credits on top of the plan price; Pro includes 500 credits a month, and you set the spending limit. All plans and prices are on the pricing page.

Maintenance fees and owners up to date

For a condominium administration the daily work is the cuotas de mantenimiento, the notices and the requests of the condóminos. In the app the resident sees their charges, sends meter readings and opens requests with a status; in the billing module the administration sees the balance of each unit. On collecting on time, read Cobranza de cuotas de mantenimiento: cómo cobrar a tiempo.

In other Spanish-speaking countries the same work has a different name: comunidad de propietarios in Spain, propiedad horizontal in Colombia, consorcio in Argentina. Unitify has a page for Spain, Colombia and Argentina, with their own terms.

What Free does not include, and what Unitify does not do

  • Unitify is not accounting software. The condominio's accounts stay with whoever keeps them today.
  • It is not for renting out apartments: it is for condominiums and their owners.
  • A vote in the app records the votes. It does not make an assembly or a resolution valid by itself: that depends on the law and the condominio's rules. Unitify has no video conferencing of its own.
  • Payments: owners keep paying by SPEI as they do today. The payment integration we declare is card, with Stripe.
  • The billing module does not have a Spanish interface yet: its screens are shown in English. The texts you write (notices, messages to residents) stay in Spanish.
  • Free has one news post a month and no AI features; digital passes and booking of shared spaces start on Base.

How to start with one condominio

  1. Sign up on the Free plan. You need no card and no call.
  2. Add your first condominio.
  3. Send us the list of units and owners as an Excel file or an export from your current system. We migrate the data and set everything up with you.
  4. Each resident adds their own unit in the app, and the administration confirms each one.

If you are coming from another system, we complete the move within a week once you give us access. You do not have to migrate every condominio at once.

Frequently asked questions

Is there free condominium administration software that stays free?

With Unitify, yes. The Free plan is a plan, not a trial: no card, no expiry, unlimited users and properties. It has the core features and one news post a month for residents, and no AI features. With any offer, check whether it is a permanent plan or a trial.

How do I start free with one condominio?

Sign up on the Free plan, with no card and no call, and add your first condominio. The list of units and owners moves over from an Excel file or an export of your current system. Residents then add their own unit in the app, and the administration confirms each one.

What does Unitify cost after the Free plan?

Free is $0, Base is $1 and Pro is $3 per unit per month, with unlimited users and properties on every plan. The pricing page lists what each plan includes.

Does this app replace the condominio's accounting?

No. Unitify keeps the charges and the balance of each unit and the communication with residents, but it is not accounting software. The condominio's accounts stay where they are today.

Can I collect cuotas de mantenimiento with Unitify?

Yes, with the billing module, an add-on you can switch on in any plan, Free included. Owners keep paying by SPEI as they do today, and card payments are processed through the Stripe integration. Payments received outside the app are imported from Excel and assigned to each unit's account.

Is Unitify for renting out apartments?

No. Unitify is built for condominiums and their owners, not for people who rent apartments to tenants.
