One platform for copropriété management and smart building operations in Morocco
Unitify connects video intercoms, access control, cameras, meter readings and a resident app into one system, and keeps the charges and balance of each unit organized throughout the year. Anything that exposes an API or SIP interface is connected under the project: intercoms, access controllers, barriers with plate recognition, lift access, cameras, meters and smart-home devices in apartments.
Built for how a syndic and a syndicat des copropriétaires actually work in Morocco
One platform built for how the syndic, the syndicat des copropriétaires and its assemblée générale work in Morocco.
Payment methods already in use
Owners pay as they do today and Unitify records the payment against the right unit; there is no integration with the CMI card network or with any bank.
Bank card (CMI)
The Moroccan domestic bank-card network. Owners can keep paying as they do today; the payment is recorded against the right unit. Owners can keep paying this way; the payment is recorded against the right unit.
Bank transfer
A transfer to the bank account opened in the syndicat’s name. Owners can keep paying this way; the payment is recorded against the right unit.
The hardware layer, wired into your platform
Intercom, access, video, meters and EV charging connect through mini apps, alongside your requests and billing.
Digital intercom
Calls go straight to the resident’s phone. Entry by app, BLE tag or face.

Access control
Contactless entry by phone or tag. Vehicle access by plate recognition.

Video surveillance
Live cameras, digital archives and plate recognition at the gate.

Meter telemetry
Readings come from residents in the app, from a file or over the API from your metering system. Smart meters that expose an interface are connected under the project.

EV charging
Stations on the map, sessions booked, billed and tracked in the app.

Building management
Ventilation, heating, lifts and other systems monitored from one dashboard, with instant alerts.
Devices, orchestrator, resident app
Devices
Intercoms, access control, cameras, meters, EV chargers and building systems, from any vendor.
Orchestrator
Unitify connects every device to one dashboard. New hardware plugs in as a mini app, nothing gets replaced.
Resident app
One app for doors, meters, intercom calls and charging. No fifth login to remember.
Questions developers and syndics ask
Does Law 18-00 cover residences of villas, not only apartment buildings?
Yes. Art. 1 also applies the law to built ensembles made up of buildings, villas or premises, adjoining or separate, divided into private parts and common parts owned jointly by all the co-owners.
When does the syndicat des copropriétaires come into being in a new development?
By operation of law, from the date the first transfer of a unit is registered. From then on all the co-owners form a syndicat with legal personality, run by its assemblée générale and managed by a syndic and a deputy (art. 13).
Does Unitify work with CMI card payments or bank transfers?
There is no integration with the CMI card network or with any bank. Owners pay as they do today; the platform records each payment against the right unit and organizes the communication.
What does Unitify keep for the syndic?
A balance per unit with each payment recorded against it, automatic reminders, the charge sent to the resident app, request tracking and resident communication, so each co-owner’s account is up to date before the assemblée générale.
Can you connect the intercom or access hardware we already have?
Usually yes. If the panel, controller, camera or meter exposes an integration interface (an API, SIP, ONVIF or a Modbus or M-Bus gateway), we connect it to the resident app under the project. Barriers with plate recognition, lift access and in-apartment smart home are handled the same way, as project work. Hardware with no interface cannot be connected, and we check the exact model before you commit.
