Unitify

One platform for copropriété management and smart building operations in France

Unitify connects video intercoms, access control, cameras, meter readings and a resident app into one system, and keeps charges organized per apartment throughout the year. Anything that exposes an API or SIP interface is connected under the project: intercoms, access controllers, barriers with plate recognition, lift access, cameras, meters and smart-home devices in apartments.

Built for how a syndic actually runs a copropriété

One platform built for the way a syndic and a conseil syndical work together on a copropriété.

Payment methods already in use

Collection of charges runs on the methods French owners already use. Card payments run through Unitify’s integrated Stripe acquiring.

Bank transfer (virement)

A transfer to the copropriété’s account, the usual way owners pay their charges.

SEPA direct debit (prélèvement SEPA)

A recurring debit the owner has authorised; the platform records each payment against the right apartment.

Stripe

Card payments processed through Unitify’s Stripe integration.

The hardware layer, wired into your platform

Intercom, access, video, meters and EV charging connect through mini apps, alongside your requests and billing.

Digital intercom

Calls go straight to the resident’s phone. Entry by app, BLE tag or face.

Access control

Contactless entry by phone or tag. Vehicle access by plate recognition.

Video surveillance

Live cameras, digital archives and plate recognition at the gate.

Meter telemetry

Readings come from residents in the app, from a file or over the API from your metering system. Smart meters that expose an interface are connected under the project.

EV charging

Stations on the map, sessions booked, billed and tracked in the app.

Building management

Ventilation, heating, lifts and other systems monitored from one dashboard, with instant alerts.

Devices, orchestrator, resident app

1

Devices

Intercoms, access control, cameras, meters, EV chargers and building systems, from any vendor.

2

Orchestrator

Unitify connects every device to one dashboard. New hardware plugs in as a mini app, nothing gets replaced.

3

Resident app

One app for doors, meters, intercom calls and charging. No fifth login to remember.

Questions syndics and conseils syndicaux in France ask

What does a syndic do day to day?

In practice the syndic runs the building: charges, contractors, works, requests, the assemblée générale and the records such as the carnet d’entretien (the building’s maintenance record). A professional, a bénévole and a coopératif syndic work differently, and the law and the règlement de copropriété fix the details; Unitify does not replace them.

What are charges, tantièmes and the fonds de travaux?

Charges are the running costs of the building, shared between the owners according to their tantièmes (their shares); owners pay them through calls for funds (appels de fonds). The fonds de travaux is money kept for works. Unitify shows each as a separate line on an owner’s statement. What a copropriété has to charge, and how, is set by its règlement and by law, not by the software.

What does Unitify do about unpaid charges?

Keeps a per-owner balance, sends automatic reminders, and gives the syndic a running view of who is behind.

Can owners vote in Unitify before an assemblée générale?

Owners can vote in the resident app and the syndic follows participation live. The tool records votes; whether a vote counts depends on the law and on your règlement de copropriété, so check the procedure with your syndic or a lawyer before relying on it.

Can you connect the intercom or access hardware we already have?

Usually yes. If the panel, controller, camera or meter exposes an integration interface (an API, SIP, ONVIF or a Modbus or M-Bus gateway), we connect it to the resident app under the project. Barriers with plate recognition, lift access and in-apartment smart home are handled the same way, as project work. Hardware with no interface cannot be connected, and we check the exact model before you commit.
