Condominium Gestionale Integrations in 2026

Condominium Gestionale Integrations in 2026

When a studio chooses a gestionale condominiale it looks at the list of features. A year later it looks at something else: what the program talks to. A gestionale that connects to nothing forces you to re-type the same numbers into the bank, the app, the sheet for the accountant and the building's WhatsApp group, and every manual step is a place where a balance can stop adding up.

This guide lists the integrations worth asking any vendor for in 2026. For each you get what to ask and how Unitify handles it, including what is not there today.

Payments: bank transfer, SEPA direct debit, card

What to ask. How a collection enters the system and how it is matched to the right owner and fee. A payment nobody can attribute is a wrong reminder.

How Unitify does it. SEPA bank transfer remains the channel for owners who do not want direct debit. SEPA direct debit is available through a payment provider: the owner authorises the mandate once, and the collection then happens at every due date. Card payments go through an integrated payment provider. The accounts reconcile collections per apartment.

Reminders and messages

What to ask. Whether payment reminders go out by themselves and whether notices arrive where owners read them, not only on the noticeboard in the entrance hall.

How Unitify does it. Automatic payment reminders and notices in the app. For calling the assembly, the channels the law prescribes remain (registered mail, PEC, fax, hand delivery, art. 66 of the implementing provisions of the Civil Code): an app does not replace them, and we wrote about it here.

Ready-to-adapt quiet-hours and works notices are in quiet hours in an Italian condominium and noise and works in an Italian condominium.

App and chat for the owners

What to ask. Whether an owner sees their own balance and requests without phoning, and whether the administrator sees them in one place.

How Unitify does it. A resident app with balance, fees, requests and messages; an AI concierge answers routine questions and hands over to a person the cases that need one. The app does not yet have an Italian interface: the messages you write do, because text fields are free.

Intercom and access control

What to ask. Which interface the panel or controller exposes: API, SIP, ONVIF. An installation with no interface cannot be connected to anything, whichever gestionale you use.

How Unitify does it. If the panel, controller, camera or meter exposes an integration interface (an API, SIP, ONVIF or a Modbus or M-Bus gateway), we connect it to the resident app under the project. It is not a ready-made plug-in for every model, and we check the exact model before the contract. How to choose hardware: by interface, not by brand.

Meters

What to ask. Where readings come in from: the owner, a file, the metering system.

How Unitify does it. Readings come from owners in the app, from a file or over the API of the metering system. Smart meters with an interface are connected under the project.

Export for the accountant

What to ask. What comes out, in which format, and whether the accountant has to rebuild anything.

How Unitify does it. Spending data per owner is kept in order throughout the year, so the export for the administrator is a report, not a reconstruction. For the accountant there is an Excel export. There is no live two-way sync with the accounting program: integration with a specific system is possible and is assessed system by system, looking at which system it is and what data has to move.

Open API

What to ask. Whether the vendor has a documented API and whether it is included in the plan or sold separately. It is the answer to everything no list of integrations can foresee: your own report, a link to the studio's website, a chatbot, a device. We wrote about it separately, here.

How Unitify does it. API access is included in the Pro plan; prices are on the pricing page.

What is not there, in two lines

Unitify does not have an integration for every system: those that need a specific connection are done per project, and we confirm them before you commit. The app interface is not yet in Italian. The picture of the Italian market, with what the app does and does not do for a studio, is on the Italy page.

If you want to see these integrations on your own case, book a demo and tell us which systems you use today: bank, accountant, intercom, meters.

Frequently asked questions

Which integrations should a condominium gestionale have in 2026?

Payments (bank transfer, SEPA direct debit, card), reminders and messages, an app and chat for the owners, intercom and access, meters, export for the accountant and an open API for everything else. For each one, what matters is what is already connected and what is done per project.

Can a gestionale collect by SEPA direct debit?

Yes: SEPA direct debit is available through a payment provider. The owner authorises the mandate once, and the collection then happens at every due date. Bank transfer remains available too.

Can the intercom already in the building be connected?

Usually yes. If the panel, controller, camera or meter exposes an integration interface (an API, SIP, ONVIF or a Modbus or M-Bus gateway), we connect it to the resident app under the project. Without an interface it is not possible; we check the model before the contract.

Does the gestionale sync in real time with the accounting program?

Not out of the box and not in both directions. For the accountant there is an Excel export; integration with a specific system is possible and is assessed system by system.

Is the resident app in Italian?

Not yet. Text fields are free, so you write messages in Italian, but the app interface is not in Italian yet.
