Vienna Bauwerksbuch: Template and Sample Outline to Download

Our own draft, not an official form. Free, no sign-up.

Anyone in Vienna searching for a "Bauwerksbuch Muster" usually wants to see what the document looks like. The honest answer: the law gives no form, it gives the content. The legal basis is Section 128a of the Vienna Building Code (Bauordnung für Wien), readable in full on RIS. It is Vienna state law, not a federal law. Below is an outline that follows subsection 4 point by point, as a working template to fill in, print or download. It does not replace the Bauwerksbuch, which is prepared by an independent party; it helps you gather the documents beforehand.

For the deadlines, see Vienna Bauwerksbuch: Duty, Deadlines and Penalties. Who may prepare the Bauwerksbuch and what drives the effort is covered in Vienna Bauwerksbuch: Preparer and Cost Drivers.

Is there an official sample?

Not in the statute. Section 128a regulates three things: who must have a Bauwerksbuch prepared (subsections 1 to 3), what it must contain (subsection 4), and who keeps it and in what form (subsection 5). No form is provided. A search of the consolidated Vienna state-law database on RIS for "Bauwerksbuch" on 27 October 2026 returned only paragraphs of the Vienna Building Code, no regulation with a form.

What goes into the Bauwerksbuch

Section 128a(4) lists seven items, no more and no fewer:

  1. the building permits and completion notices or occupancy permits for the building;
  2. the designation of the components that must be inspected regularly. Subsection 1 means components whose deterioration may endanger life or health, "in particular load-bearing structures, building envelope, railings and parapets";
  3. the date of the first inspection and the intervals for later inspections;
  4. the requirements the inspecting persons must meet;
  5. the results of the inspections carried out, except inspections that must be carried out for components under other federal or state rules;
  6. a current list of structural defects and a plan to remedy them, where an inspection found any;
  7. documentation of the measures or changes under Section 118c(2) and (7).

In addition, Section 128a(5) requires the Bauwerksbuch to be kept electronically: by the owner, or by the property manager where one is appointed, and made available to the authority on request. For existing buildings, registration in the Bauwerksbuch database is added (Section 128a(3), Section 128c).

The working template

The outline below is our own draft, not an official form and no substitute for the Bauwerksbuch. It follows Section 128a(4) and adds parts that follow from subsections 2, 3 and 5 and Section 128c. You can print it or download it as Word and PDF with the buttons under the cover image.

How to use the template

  • Before talking to the preparer: fill in part B. If permits or plans are missing, that is the point to ask early.
  • For existing buildings: part I shows what Section 128c(2) requires for the database: the date of preparation, an electronically signed confirmation from the preparer, the date of the first inspection and the inspector's confirmation.
  • Ongoing: parts F to H are not a one-off task. They grow with every inspection and every measure. That is why it pays to keep them electronically from the start, as Section 128a(5) requires anyway.

What Unitify contributes, and what it does not

Unitify keeps the building documentation a Bauwerksbuch needs, documents and a property register, current on an ongoing basis instead of collecting it under deadline pressure. Per building, documents, deadlines and responsibilities stay visible and findable.

Unitify is not a Bauwerksbuch within the meaning of Section 128a and does not create one. It replaces neither the independent party that prepares the Bauwerksbuch under Section 128a(2) nor the authority that checks it. The template above is a working aid, not legal advice.

Frequently asked questions

Is there an official sample (Muster) of the Bauwerksbuch in Vienna?

Not in the statute. Section 128a of the Vienna Building Code prescribes the content (subsection 4) and the electronic keeping (subsection 5), but no form. A search of the consolidated Vienna state-law database (RIS) for "Bauwerksbuch" on 27 October 2026 returned only paragraphs of the Building Code, no regulation with a form. The template on this page is our own draft.

What must a Bauwerksbuch contain under Section 128a?

Seven items under subsection 4: building permits and completion notices or occupancy permits, the components to be inspected regularly, the date of the first inspection and the intervals, the requirements for the inspecting persons, the inspection results, a current list of structural defects with a plan to remedy them, and documentation of the measures or changes under Section 118c(2) and (7).

Who may prepare a Bauwerksbuch in Vienna?

A civil engineer (Ziviltechniker), a court-sworn expert for the relevant field, or a person entitled under the professional rules, who must be different from the applicant, the builder and the owner (Section 128a(2)).

Must the Bauwerksbuch be kept electronically in Vienna?

Yes. Under Section 128a(5) the owner keeps it in electronic form, or the property manager (Hausverwaltung) where one is appointed, and makes it available to the authority on request.
