Intercoms, access control and common fees for Thai condominium projects
For developers and juristic-person offices in Bangkok and beyond: Unitify connects intercom panels, access controllers, cameras and meters that expose an API, SIP, ONVIF, Modbus or M-Bus interface under the project, and keeps each unit’s common-fee balance in the same system.
The words a Thai condominium team uses
Nitibukkhon, kha suan klang, the manager and the committee: the platform follows the roles a Thai condominium already has, from the developer’s unsold units to the co-owners’ general meeting.
How owners pay today
Owners keep paying the juristic person as they do now and Unitify records the payment; there is no PromptPay integration.
PromptPay
The instant transfer by phone number or ID that owners already use from their banking apps. They can keep paying common fees this way; the payment is recorded against the right unit.
Bank transfer
Transfers to the juristic person’s bank account. Owners pay as before and the payment is recorded against the right unit.
The hardware layer, wired into your platform
Intercom, access, video, meters and EV charging connect through mini apps, alongside your requests and billing.
Digital intercom
Calls go straight to the resident’s phone. Entry by app, BLE tag or face.

Access control
Contactless entry by phone or tag. Vehicle access by plate recognition.

Video surveillance
Live cameras, digital archives and plate recognition at the gate.

Meter telemetry
Readings come from residents in the app, from a file or over the API from your metering system. Smart meters that expose an interface are connected under the project.

EV charging
Stations on the map, sessions booked, billed and tracked in the app.

Building management
Ventilation, heating, lifts and other systems monitored from one dashboard, with instant alerts.
Devices, orchestrator, resident app
Devices
Intercoms, access control, cameras, meters, EV chargers and building systems, from any vendor.
Orchestrator
Unitify connects every device to one dashboard. New hardware plugs in as a mini app, nothing gets replaced.
Resident app
One app for doors, meters, intercom calls and charging. No fifth login to remember.
Questions from Thai developers and juristic-person offices
Which intercom and door systems can a Thai project connect?
Panels, access controllers, barriers, cameras and meters that expose an integration interface (an API, SIP, ONVIF or a Modbus or M-Bus gateway) are connected to the resident app under the project. We check the exact model before you commit.
Who gets the resident app, the owner or the tenant of a rented unit?
The office decides who is registered for each unit. Every registered resident gets the resident app for notices, charges and requests, while the balance stays with the unit.
Does the developer pay common fees on units it has not sold?
In the English translation of the Condominium Act, the owner of the land and building is the co-owner of units not yet transferred and shares the common expenses for them (s. 18). Unitify keeps those units on the same ledger as sold ones; the Thai text governs.
Does the platform work with PromptPay?
There is no PromptPay integration. Owners pay as they do today and the platform records each payment against the right unit.
What about hardware with no open interface?
It cannot be connected. Older panels or controllers without an API, SIP, ONVIF or Modbus/M-Bus gateway stay as they are, and we say so before the project starts.
