One platform for PH administration and smart building operations in Panama
Unitify connects video intercoms, access control, cameras, meter readings and a resident app into one system, and keeps cuotas de gastos comunes and balances organized per unit every month. Anything that exposes an API or SIP interface is connected under the project: intercoms, access controllers, barriers with plate recognition, lift access, cameras, meters and smart-home devices in apartments.
Built for how juntas directivas and PH administration actually work in Panama
One platform built for how a propiedad horizontal is run in Panama, from the promotor’s first junta directiva to the owners’ own.
Payment rails already in use
Owners pay as they do today and Unitify records the payment; there is no Yappy or ACH integration.
Yappy
The mobile payment app in common use in Panama. Owners can keep paying with it; the payment is recorded against the right unit.
Transferencia ACH
Bank-to-bank transfers between Panamanian banks. Owners can keep paying this way; the payment is recorded against the right unit.
The hardware layer, wired into your platform
Intercom, access, video, meters and EV charging connect through mini apps, alongside your requests and billing.
Digital intercom
Calls go straight to the resident’s phone. Entry by app, BLE tag or face.

Access control
Contactless entry by phone or tag. Vehicle access by plate recognition.

Video surveillance
Live cameras, digital archives and plate recognition at the gate.

Meter telemetry
Readings come from residents in the app, from a file or over the API from your metering system. Smart meters that expose an interface are connected under the project.

EV charging
Stations on the map, sessions booked, billed and tracked in the app.

Building management
Ventilation, heating, lifts and other systems monitored from one dashboard, with instant alerts.
Devices, orchestrator, resident app
Devices
Intercoms, access control, cameras, meters, EV chargers and building systems, from any vendor.
Orchestrator
Unitify connects every device to one dashboard. New hardware plugs in as a mini app, nothing gets replaced.
Resident app
One app for doors, meters, intercom calls and charging. No fifth login to remember.
Questions PH administration and promotores ask
What does administración de PH cover in Panama?
Collecting cuotas de gastos comunes from each owner, covering shared costs, setting money aside for the Fondo para Imprevistos and keeping the accounts the junta directiva reviews.
We are the promotor. What changes when owners take over the board?
Under Ley 284 the junta directiva named by the promotor must be replaced by the owners once 51% of the units has been transferred (art. 74). Unitify keeps each unit’s balance and payment history from the first cuota, so the owners’ board starts from the same per-unit records.
What does Unitify do about balances?
Keeps a per-unit balance, sends automatic reminders, and gives the administrador a running view of who is up to date instead of a month-end reconstruction.
Does Unitify work with Yappy or ACH?
There is no Yappy or ACH integration. Owners pay as they do today; the platform records each payment against the right unit and organizes the communication.
Can you connect the intercom or access hardware we already have?
Usually yes. If the panel, controller, camera or meter exposes an integration interface (an API, SIP, ONVIF or a Modbus or M-Bus gateway), we connect it to the resident app under the project. Barriers with plate recognition, lift access and in-apartment smart home are handled the same way, as project work. Hardware with no interface cannot be connected, and we check the exact model before you commit.
