Smart building systems and a resident app for joint-housing promoters in Nepal
Unitify links video intercoms, access control, cameras and meters to one resident app and keeps the collective expenses per apartment in the same system. Equipment with an API, SIP, ONVIF or Modbus/M-Bus interface is connected under the project.
Built around the promoter and the housing management committee
A joint housing starts with the promoter and passes to the owners’ housing management committee — one system that carries the apartments, their dues and the building’s hardware across that change.
How owners pay today
Owners keep paying as they do now and Unitify records each payment against the right apartment; there is no integration with a bank or wallet.
Bank transfer
The usual way owners settle collective expenses. They keep paying by transfer; Unitify records the payment against the right apartment.
The hardware layer, wired into your platform
Intercom, access, video, meters and EV charging connect through mini apps, alongside your requests and billing.
Digital intercom
Calls go straight to the resident’s phone. Entry by app, BLE tag or face.

Access control
Contactless entry by phone or tag. Vehicle access by plate recognition.

Video surveillance
Live cameras, digital archives and plate recognition at the gate.

Meter telemetry
Readings come from residents in the app, from a file or over the API from your metering system. Smart meters that expose an interface are connected under the project.

EV charging
Stations on the map, sessions booked, billed and tracked in the app.

Building management
Ventilation, heating, lifts and other systems monitored from one dashboard, with instant alerts.
Devices, orchestrator, resident app
Devices
Intercoms, access control, cameras, meters, EV chargers and building systems, from any vendor.
Orchestrator
Unitify connects every device to one dashboard. New hardware plugs in as a mini app, nothing gets replaced.
Resident app
One app for doors, meters, intercom calls and charging. No fifth login to remember.
Promoter questions about joint-housing projects in Nepal
What approval does a promoter need before building joint housing?
Nobody may build joint housing without the competent authority’s approval (s. 3). The application includes the proposed drawings, structural design, land details and ownership, the process for selling apartments, and the particulars and plan of the collective areas and facilities (s. 4).
What must the sale agreement with a buyer say?
Among other things, the apartment’s number, area and rooms, the collective areas the owner shares, the collective expenses and maintenance liabilities, and the percentage of the area the apartment occupies (s. 15(2)). The promoter also issues the owner a certificate in the prescribed format (s. 8(4)).
What does Unitify run for the promoter and later the committee?
A balance per apartment, payments recorded against each apartment, reminders, the charge sent to the resident app, notices and a log of resident requests.
Is Unitify linked to a bank or wallet?
No, there is no integration. Owners pay as they do today; Unitify records each payment against the right apartment.
Can you connect intercoms and access hardware already installed?
Usually yes. If the panel, controller, camera or meter exposes an API, SIP, ONVIF or a Modbus or M-Bus gateway, we connect it to the resident app under the project. Hardware with no interface cannot be connected, and we check the exact model before you commit.
