Building systems and unit balances for condominium operators in Laos

For companies licensed to run a condominium business in Vientiane: Unitify connects intercoms, access controllers, cameras and meters that expose an API, SIP, ONVIF, Modbus or M-Bus interface under the project, and keeps every unit’s share of management costs in the same system.

How a Lao condominium is organised

Operator, manager, owners’ meeting, condominium committee, condominium regulations: the platform follows the roles the Lao condominium decree gives each side, from first sales to the yearly owners’ meeting.

How owners pay today

Owners keep paying as they do now and Unitify records the payment; there is no integration with any bank or payment app.

Bank transfer

Transfers to the operator’s or the building’s bank account. Owners pay as before and the payment is recorded against the right unit.

The hardware layer, wired into your platform

Intercom, access, video, meters and EV charging connect through mini apps, alongside your requests and billing.

Digital intercom

Calls go straight to the resident’s phone. Entry by app, BLE tag or face.

Access control

Contactless entry by phone or tag. Vehicle access by plate recognition.

Video surveillance

Live cameras, digital archives and plate recognition at the gate.

Meter telemetry

Readings come from residents in the app, from a file or over the API from your metering system. Smart meters that expose an interface are connected under the project.

EV charging

Stations on the map, sessions booked, billed and tracked in the app.

Building management

Ventilation, heating, lifts and other systems monitored from one dashboard, with instant alerts.

Devices, orchestrator, resident app

1

Devices

Intercoms, access control, cameras, meters, EV chargers and building systems, from any vendor.

2

Orchestrator

Unitify connects every device to one dashboard. New hardware plugs in as a mini app, nothing gets replaced.

3

Resident app

One app for doors, meters, intercom calls and charging. No fifth login to remember.

Questions from Lao condominium operators

Which entry and intercom hardware can a Lao project connect?

Intercom panels, access controllers, barriers, cameras and meters that expose an integration interface (an API, SIP, ONVIF or a Modbus or M-Bus gateway). They are connected to the resident app under the project after we check the model.

Who carries management costs while units are still unsold?

The decree has the condominium juristic person carry management costs as the condominium regulations set them (art. 38(5)). Unitify can keep unsold units on the same ledger as sold ones, charged to the operator.

Does every buyer get the resident app?

Every owner or resident the manager registers for a unit gets the resident app for notices, charges and requests; the balance stays with the unit.

Is a Lao bank app built into the platform?

There is no integration with any bank or payment app. Owners pay as they do today and each payment is recorded against the right unit.

What if our equipment has no open interface?

Then it cannot be connected. Panels or controllers without an API, SIP, ONVIF or Modbus/M-Bus gateway stay standalone, and we confirm this before the project starts.
