Unitify

One platform for rusun management and smart building operations in Indonesia

Unitify connects video intercoms, access control, cameras, meter readings and a resident app into one system, and keeps IPL and balances organized per unit every month. Anything that exposes an API or SIP interface is connected under the project: intercoms, access controllers, barriers with plate recognition, lift access, cameras, meters and smart-home devices in apartments.

Built for how developers, PPPSRS boards and pengelola actually work in Indonesia

One platform for the developer in its transition period, the PPPSRS that takes the building over and the pengelola rusun it appoints.

Payment methods already in use

Owners pay IPL as they do today and Unitify records the payment; there is no QRIS or bank virtual account integration.

QRIS

Indonesia’s national QR payment standard, scanned from banking and e-wallet apps. Owners can keep paying IPL with it; the payment is recorded against the right unit.

Bank virtual account

A payer-specific account number at a bank, a common way to pay an IPL invoice by transfer. Owners can keep paying this way; the payment is recorded against the right unit.

The hardware layer, wired into your platform

Intercom, access, video, meters and EV charging connect through mini apps, alongside your requests and billing.

Digital intercom

Calls go straight to the resident’s phone. Entry by app, BLE tag or face.

Access control

Contactless entry by phone or tag. Vehicle access by plate recognition.

Video surveillance

Live cameras, digital archives and plate recognition at the gate.

Meter telemetry

Readings come from residents in the app, from a file or over the API from your metering system. Smart meters that expose an interface are connected under the project.

EV charging

Stations on the map, sessions booked, billed and tracked in the app.

Building management

Ventilation, heating, lifts and other systems monitored from one dashboard, with instant alerts.

Devices, orchestrator, resident app

1

Devices

Intercoms, access control, cameras, meters, EV chargers and building systems, from any vendor.

2

Orchestrator

Unitify connects every device to one dashboard. New hardware plugs in as a mini app, nothing gets replaced.

3

Resident app

One app for doors, meters, intercom calls and charging. No fifth login to remember.

Questions developers ask about Indonesia

How long does a developer manage the building before the PPPSRS takes over?

Permen PKP No. 4 of 2025 sets the transition period at no more than one year from the first handover of a unit to an owner, whether or not every unit has been sold, and the developer must facilitate the formation of the PPPSRS before it ends (Pasal 58). Confirm the wording against the official text with a local adviser.

What does Unitify keep for the developer during the transition?

A per-unit balance for IPL and other charges, every payment recorded against the right unit, automatic reminders and a resident app, so the PPPSRS starts from the same records rather than a month-end reconstruction.

Does Unitify work with QRIS or bank virtual accounts?

There is no integration. Owners pay as they do today; the platform records each payment against the right unit and organizes the communication.

Can you connect the intercom or access hardware we already have?

Usually yes. If the panel, controller, camera or meter exposes an integration interface (an API, SIP, ONVIF or a Modbus or M-Bus gateway), we connect it to the resident app under the project. Barriers with plate recognition, lift access and in-apartment smart home are handled the same way, as project work. Hardware with no interface cannot be connected, and we check the exact model before you commit.

How does a video intercom with phone unlocking work?

The call goes to the resident’s phone through the app instead of a panel inside the apartment. The resident sees the visitor on camera and unlocks the door remotely.
