Building systems and condominio accounts in one platform for the Dominican Republic
For promotores and constructoras handing over a condominio: Unitify connects video intercoms, access control, cameras and meters that expose an API, SIP, ONVIF, Modbus or M-Bus interface under the project, and keeps each unit’s cuota and balance from the first month the consorcio runs the building.
The words of a Dominican condominio
Consorcio de propietarios, administrador, reglamento, cuota, acta: the platform uses the terms owners already read in their reglamento and in the actas of their asamblea.
How owners pay today
Owners pay as they do today and Unitify records each payment against the right unit; there is no integration with Dominican banks.
Bank transfer
Owners keep paying their cuota by bank transfer, and the payment is recorded against the right unit.
The hardware layer, wired into your platform
Intercom, access, video, meters and EV charging connect through mini apps, alongside your requests and billing.
Digital intercom
Calls go straight to the resident’s phone. Entry by app, BLE tag or face.

Access control
Contactless entry by phone or tag. Vehicle access by plate recognition.

Video surveillance
Live cameras, digital archives and plate recognition at the gate.

Meter telemetry
Readings come from residents in the app, from a file or over the API from your metering system. Smart meters that expose an interface are connected under the project.

EV charging
Stations on the map, sessions booked, billed and tracked in the app.

Building management
Ventilation, heating, lifts and other systems monitored from one dashboard, with instant alerts.
Devices, orchestrator, resident app
Devices
Intercoms, access control, cameras, meters, EV chargers and building systems, from any vendor.
Orchestrator
Unitify connects every device to one dashboard. New hardware plugs in as a mini app, nothing gets replaced.
Resident app
One app for doors, meters, intercom calls and charging. No fifth login to remember.
Questions from Dominican promotores and constructoras
What must the reglamento we register with the building contain?
Ley 5038 does not let a building be registered under the regime unless a reglamento is registered with it, stating at least each exclusive unit, its votes in the asamblea, each owner’s percentage of the common expenses, the basis for paying the administrador and the use of each part of the building (art. 21). Those percentages are where the per-unit cuotas in Unitify start.
Which systems can you connect in a new tower?
Video intercoms, access controllers, cameras, meters, barriers with plate recognition and lift access, as long as each device exposes an interface: an API, SIP, ONVIF or a Modbus or M-Bus gateway. We connect them to the resident app as project work.
Do owners need one app for the intercom and another for their account?
No. Where the intercom or access controller is connected under the project, the same resident app carries the door functions and the unit’s charges and balance.
Will the platform take payments through a Dominican bank?
There is no integration with Dominican banks. Owners pay the way they already do, and the platform records each payment against the right unit.
We already installed intercoms. Do they have to be replaced?
Not if the model exposes an integration interface. We check the exact model before you commit; equipment with no interface cannot be connected.
