Access, intercom and upkeep systems for co-owned buildings in Cambodia
For developers delivering condominiums in Phnom Penh: Unitify connects video intercoms, access controllers, cameras and meters that expose an API, SIP, ONVIF, Modbus or M-Bus interface under the project, and keeps each lot’s share of the upkeep in the same system.
The vocabulary of a Cambodian co-owned building
Co-owners, lots, internal rules, a board or management committee, the general assembly: the platform is set up around the structure the co-ownership sub-decree describes, from the developer’s first sales to the owners’ own committee.
How owners pay today
Owners keep paying as they do now and Unitify records the payment; there is no integration with any bank or payment app.
Bank transfer
Transfers to the building’s bank account. Owners pay as before and the payment is recorded against the right lot.
The hardware layer, wired into your platform
Intercom, access, video, meters and EV charging connect through mini apps, alongside your requests and billing.
Digital intercom
Calls go straight to the resident’s phone. Entry by app, BLE tag or face.

Access control
Contactless entry by phone or tag. Vehicle access by plate recognition.

Video surveillance
Live cameras, digital archives and plate recognition at the gate.

Meter telemetry
Readings come from residents in the app, from a file or over the API from your metering system. Smart meters that expose an interface are connected under the project.

EV charging
Stations on the map, sessions booked, billed and tracked in the app.

Building management
Ventilation, heating, lifts and other systems monitored from one dashboard, with instant alerts.
Devices, orchestrator, resident app
Devices
Intercoms, access control, cameras, meters, EV chargers and building systems, from any vendor.
Orchestrator
Unitify connects every device to one dashboard. New hardware plugs in as a mini app, nothing gets replaced.
Resident app
One app for doors, meters, intercom calls and charging. No fifth login to remember.
Questions from developers of co-owned buildings
Which access and intercom equipment can a Cambodian project connect?
Equipment that exposes an integration interface (an API, SIP, ONVIF or a Modbus or M-Bus gateway): intercom panels, access controllers, barriers, cameras and meters. It is connected to the resident app under the project once we have checked the model.
Can the developer start the lot ledger before the owners’ committee exists?
Yes. The developer’s team can keep each lot’s upkeep balance from the first handovers, and the board or management committee takes over the same records later.
Do foreign owners and local owners use the same resident app?
Yes. Every registered owner or resident gets the same resident app for notices, charges and requests; the balance belongs to the lot.
Is any Cambodian payment app built in?
There is no integration with any bank or payment app. Owners pay as they do today and each payment is recorded against the right lot.
Can older equipment be connected?
Only if it has an open interface. Panels or controllers with no API, SIP, ONVIF or Modbus/M-Bus gateway cannot be connected, and we check before the project starts.
