Unitify

Unitify vs Aula for Kazakhstan’s ОСИ and management companies

Aula is a good choice if you mainly need resident communication and a CRM.

Choose Unitify if you need billing, operations, a resident app and the building itself — intercoms, access control, meters — in one system.

Why teams choose Unitify

  • Halyk acquiring is built into billing, and Kaspi is reconciled as a channel residents already use — money is in the product, not only reminders.
  • A resident app with meter readings, charges and a per-apartment account, with receipts and a debt list — not just requests.
  • Owner voting in the resident app: official and informal ballots, results visible to owners.
  • Results show in the numbers: Ande Tower rose from 40% to 80% over six months; Avant Park’s in-app payment share went from 19% in June 2026 to 74% in August 2026.
  • A published price in tenge, including a free plan: 0 / 250 / 750 ₸ per apartment per month. Aula publishes no price.
  • Smart building: access control, video intercom, cameras — a system we install in new developments.
  • Charges support the three mandatory contributions and separate condominium-object accounts; every reform provision on our Kazakhstan page cites adilet.

Our numbers only

Our argument here is collectability, not size.

  • Ande Tower, Batumi: collection rose from 40% to 80% of monthly charges over six months.
  • Avant Park, Azerbaijan: the share of payments made through the app went from 19% in June 2026 to 74% in August 2026.

What you gain and lose by switching

What you gain with Unitify

  • Charges by area, unit, resident or fixed amount, receipts, a per-apartment account and a debt list — Aula makes no public claim about any of this.
  • Halyk acquiring built into billing, with Kaspi reconciled as a channel residents already use.
  • Meter readings, per apartment.
  • A published price in tenge, including a free plan: 0 / 250 / 750 ₸ per apartment per month.
  • Smart building: access control, video intercom, cameras — a system we install in new developments.
  • Measurable results: Ande Tower rose from 40% to 80% over six months; Avant Park’s in-app payment share went from 19% in June 2026 to 74% in August 2026.

What you lose by leaving Aula behind

  • The neighbor-to-neighbor social layer — posts, a house chat, seeing neighbors’ requests.
  • A 24/7 call center staffed by people, included in the product — Unitify answers those calls with an AI concierge (on the Pro plan) and escalates to your own dispatcher instead.
  • Aula’s installed base and history in Kazakhstan — live since 2020, 90,000+ apartments claimed.

When Aula is the better fit

  • If you mainly need a neighbors’ chat and a 24/7 call center staffed by people — that is Aula.
  • If an already-installed base with history in Kazakhstan since 2020 matters more to you than switching — that is Aula.

Frequently asked questions

How is Unitify different from Aula?

Aula is strong on requests, a neighbors’ chat and a call center staffed by people. Unitify covers charges, receipts and payment acceptance, plus the same requests, a resident app, voting, and an AI concierge (Pro plan) that answers calls and chats around the clock and hands the hard cases to your dispatcher. Aula publishes no public claim about billing or payments.

Is there accounting software for a Kazakhstan ОСИ, and what other local apps exist?

Unitify covers the billing side of an ОСИ: charges, receipts and payment acceptance (bookkeeping and statutory reporting stay with your accountant), plus a per-apartment account and meter readings. Other local apps in Kazakhstan’s App Store (listings checked 2026-09-29): Shanyraq App (site shanyraq.app, brand aqtiek.kz, MANGO DEVELOPMENT, TOO) — the listing shows requests, utility payments and notifications, and the site claims per-apartment accounts, charges and online voting (the service’s own claims); “Управдом” (UPRAVDOM KAZAKHSTAN, TOO) — voting, requests to the management company, house news; “Мой Дом: Автоматизация ОСИ, ПТ” (published by an individual) — voting, financial reports, resident notices. Unitify’s free plan is permanent (aqtiek claims a 30-day pilot), Halyk acquiring is built into billing, and it has meter readings, a technician app and data storage in Kazakhstan.

Can a resident pay their bill and see their balance in the app?

In the Unitify app, yes: a receipt, a per-apartment account and payment history, with Halyk acquiring built into billing and Kaspi reconciled as a channel residents already use on their own. No such capability is described in Aula’s public material.

Does a resident need a national digital signature (ЭЦП) to vote?

No — identification is required, and the law leaves the mechanism to the platform. An ЭЦП is required to sign the protocol when it’s produced electronically — by the meeting chairman, the meeting secretary and the meeting initiator(s) (приказ №163, paras 22 and 24, as amended by приказ №358 of 16.07.2026).

How much does it cost to run a 200-apartment building?

Unitify’s price is published: 0 / 250 / 750 ₸ per apartment per month depending on plan — a 200-apartment building on Base is 50,000 ₸ per month; billing on Base is billed separately at 250 ₸ per receipt, included on Pro (750 ₸ per apartment per month). Aula does not publish a price on its site.

What happens when switching from Aula: what carries over, and how long does it take?

Aula’s public material does not describe an export or API (checked 2026-09-08), so buildings, apartments and owners are loaded from your own register (Excel or an accounting export); we do not migrate ticket history. Nothing needs to be migrated to evaluate it — add one building on the free plan. Timing is confirmed per building once we see your register — ask us directly.

Does the product work in Kazakh?

The website is available in Kazakh (/kk). Ask us directly about the app’s language status.

Already on Aula?

We’ll show what billing, requests and building systems look like in Unitify, on one of your buildings. Nothing to migrate to evaluate it — add one building and see.
