Unitify

One platform for unit title administration and smart building operations in Tanzania

Unitify connects video intercoms, access control, cameras, meter readings and a resident app into one system, and keeps contributions and balances organised per unit every month. Anything that exposes an API or SIP interface is connected under the project: intercoms, access controllers, barriers with plate recognition, lift access, cameras, meters and smart-home devices in apartments.

Built around Tanzania’s Unit Titles Act

One platform for the unit title association, its Committee and the managing agent the Committee appoints — contributions per unit, owner communication and the building’s hardware in one system.

Payment methods already in use

Owners pay as they do today and Unitify records the payment against the right unit; M-Pesa and Airtel Money are not integrated with Unitify.

M-Pesa

The mobile money service many owners already use to pay bills in Tanzania. Owners can keep paying with it; Unitify records the payment against the right unit.

Airtel Money

Mobile money on the Airtel network, used for transfers and bill payments. Owners can keep paying with it; Unitify records the payment against the right unit.

The hardware layer, wired into your platform

Intercom, access, video, meters and EV charging connect through mini apps, alongside your requests and billing.

Digital intercom

Calls go straight to the resident’s phone. Entry by app, BLE tag or face.

Access control

Contactless entry by phone or tag. Vehicle access by plate recognition.

Video surveillance

Live cameras, digital archives and plate recognition at the gate.

Meter telemetry

Readings come from residents in the app, from a file or over the API from your metering system. Smart meters that expose an interface are connected under the project.

EV charging

Stations on the map, sessions booked, billed and tracked in the app.

Building management

Ventilation, heating, lifts and other systems monitored from one dashboard, with instant alerts.

Devices, orchestrator, resident app

1

Devices

Intercoms, access control, cameras, meters, EV chargers and building systems, from any vendor.

2

Orchestrator

Unitify connects every device to one dashboard. New hardware plugs in as a mini app, nothing gets replaced.

3

Resident app

One app for doors, meters, intercom calls and charging. No fifth login to remember.

Questions developers and managing agents ask

What must a developer hand to the new association?

Within six months after the unit plan is registered, the developer provides the association, free of charge, with documents including warranties and guarantees, structural, electrical, mechanical and architectural drawings and specifications, as-built drawings of the common property and a plan of underground services and sewer pipes (s. 37(1)). If the association asks earlier, a document in the developer’s possession is due within twenty-one days (s. 37(2)).

When does the developer call the first association meeting?

Within ninety days after half of the units are sold, or within one hundred and eighty days after the first unit is sold, whichever is sooner — and a Committee is elected at that meeting (s. 46). Every association has a management Committee elected under its by-laws (s. 47).

What does Unitify keep for the managing agent?

A balance per unit, each payment recorded against the right unit, automatic reminders, the charge sent to the resident app, resident communication and a log of resident requests.

Does Unitify work with M-Pesa or Airtel Money?

There is no integration. Owners pay as they do today; the platform records each payment against the right unit and organises the communication.

Can you connect the intercom or access hardware we already have?

Usually yes. If the panel, controller, camera or meter exposes an integration interface (an API, SIP, ONVIF or a Modbus or M-Bus gateway), we connect it to the resident app under the project. Barriers with plate recognition, lift access and in-apartment smart home are handled the same way, as project work. Hardware with no interface cannot be connected, and we check the exact model before you commit.
