Smart building systems and a resident app for estate developers in Nigeria
Unitify links gate barriers, video intercoms, access control, cameras and meters to one resident app and keeps the service charge per unit in the same system. Equipment with an API, SIP, ONVIF or Modbus/M-Bus interface is connected under the project.
Built for estates, Excos and facility managers in Nigeria
The developer builds the estate, a facility manager runs it, an elected Exco answers to the residents — one system for the units, the service charge and the gate.
How residents pay today
Residents keep paying as they do now and Unitify records each payment against the right unit; NIP bank transfers are not integrated with Unitify.
NIP bank transfer
An instant transfer from the resident’s own bank app or internet banking. Residents keep paying this way; Unitify records the payment against the right unit.
The hardware layer, wired into your platform
Intercom, access, video, meters and EV charging connect through mini apps, alongside your requests and billing.
Digital intercom
Calls go straight to the resident’s phone. Entry by app, BLE tag or face.

Access control
Contactless entry by phone or tag. Vehicle access by plate recognition.

Video surveillance
Live cameras, digital archives and plate recognition at the gate.

Meter telemetry
Readings come from residents in the app, from a file or over the API from your metering system. Smart meters that expose an interface are connected under the project.

EV charging
Stations on the map, sessions booked, billed and tracked in the app.

Building management
Ventilation, heating, lifts and other systems monitored from one dashboard, with instant alerts.
Devices, orchestrator, resident app
Devices
Intercoms, access control, cameras, meters, EV chargers and building systems, from any vendor.
Orchestrator
Unitify connects every device to one dashboard. New hardware plugs in as a mini app, nothing gets replaced.
Resident app
One app for doors, meters, intercom calls and charging. No fifth login to remember.
Developer and facility manager questions about Nigerian estates
Can the gate barrier and the intercoms we installed work with the resident app?
Usually yes. If the barrier controller, intercom panel, camera or meter exposes an API, SIP, ONVIF or a Modbus or M-Bus gateway, we connect it to the resident app under the project. Hardware with no interface cannot be connected, and we check the exact model before you commit.
We sell the estate in phases. Can units be added as they are handed over?
Yes. Each unit is added when it is handed over and carries its own balance from its first service charge.
What does the facility manager get?
A balance per unit, payments recorded against each unit, reminders, the charge sent to the resident app, notices and a log of resident requests.
Is Unitify linked to a bank?
No, there is no integration. Residents pay as they do today; Unitify records each payment against the right unit.
Do the service charge and the hardware live in separate systems?
No. The balance per unit and the connected gate, intercoms and cameras sit in one system with one resident app.
