Free HOA software for self-managed communities
Unitify's Free plan is free HOA software with no expiry and no cap on users or properties, so a one-community board hits no limit. Core features. One news post for residents per month. No AI features.
Collecting dues is an optional billing add-on you can switch on in any plan, including Free, at the per-invoice price shown below: $0.5 per invoice on Free and Base, included free on Pro. Unitify is for owner-occupied communities run by an association, a board or a management company.
Short answer
Yes, and it stays free: A plan, not a trial. No card, no expiry. The tables below show the plan's limits, what costs extra and how to judge any free HOA software.

What the Free plan includes
Resident app
The home screen and requests are included on every plan. Homeowners add their own home in the app and the administrator verifies each one.
About the resident appRequests with a status
A violation notice, an architectural request or a maintenance issue is a ticket against the home, with a status, an assignee and a history.
About requestsNews for homeowners
One news post for residents per month. Unlimited news posts start on the next plan, Base.
Loading your records
Send the registry (homes, owners and opening balances) as an Excel file or an export from your current system, and we set it up with you.
What the Free plan does not include
These come with the paid plans. The wording is the pricing page's own.
| Plan | Feature |
|---|---|
| From Base | Unlimited news posts for residents. |
| From Base | AI request classifier. |
| From Base | Digital passes. |
| From Base | Booking for shared spaces. |
| From Pro | AI concierge. |
| From Pro | AI reports. |
| From Pro | Billing and invoicing included. |
| From Pro | API access. |
| From Pro | Smart building integrations. |
On Pro: AI features are billed per operation in AI credits on top of the plan price: 1 credit = $0.01, with 500 credits a month included. You set the spending limit, so there are no surprise invoices.
Collecting dues: the honest part
Billing is an optional add-on
Charged only if you switch it on: $0.5 per invoice on Free and Base, included free on Pro.
About billingCard and ACH through Stripe
Owners pay by card or ACH bank debit through Stripe. ACH settles in up to four business days and is not a guaranteed payment, so Unitify tracks it through submission, settlement and return.
Not an accounting ledger
Billing is not an accounting ledger: your accountant still keeps the books. In the United States the integrated rail is Stripe; where no rail is connected, residents get a PDF invoice with a QR code to pay outside the app.
What the paid plans cost
Unlimited users and properties apply on every plan. The pricing page holds the current price list.
| Plan | Price |
|---|---|
| Free | $0 / apartment / month |
| Base | $1 / apartment / month |
| Pro | $3 / apartment / month |

Who the Free plan is for
A good fit
- Self-managed HOAs and condo boards run by volunteers
- Management companies that want to try one community first
- Boards that mainly need requests kept tidy and homeowners notified now and then
Not a fit
- Owners who rent out units to tenants: Unitify is not built for that
- Anyone who expects the software to make a meeting, a notice or a vote legally valid: your state and governing documents decide that
- Anyone who wants AI features on the free plan: it has none

Free HOA software: questions
Is there free HOA software that stays free?
Unitify's Free plan is a plan, not a trial: no card, no expiry, unlimited users and properties. It has the core features and one news post for residents per month, and no AI features.
What does Unitify cost after the Free plan?
Base and Pro are paid plans, priced per apartment per month. The current prices are in the table above and on the pricing page. AI features are billed per operation in AI credits on top of the plan price, and you set the spending limit.
Can a self-managed HOA collect dues on the free plan?
Billing is an optional add-on, charged only if you switch it on, and included free on Pro. Owners pay by card or ACH bank debit through Stripe. ACH settles in up to four business days and is not a guaranteed payment. Billing is not an accounting ledger.
Can a board vote online with Unitify?
The administrator sets up a vote or survey for a building, owners answer in the resident app, and the board sees participation as it comes in. The tool records votes; it does not make a meeting or a vote legally valid. Notice periods, quorum and valid votes stay a matter of your state's law and your governing documents.
Is Unitify suitable for a landlord who rents out units?
No. Unitify is built for owner-occupied communities run by an association, a board or a management company. It is not for owners who rent out their units to tenants on their own.
How do I judge any free HOA software?
Check nine things: a plan rather than a trial, no cap that hits a one-community board, homeowner access, requests with a status, notices that do not run out, a clear price for dues, voting that records every vote, records that stay with the association, and no surprise meter. The long guide explains each one.
